Good a&ernoon Hugh,
As requested, we observed the condi8on of the installed framing structure for 621 W Francis in
Aspen. Our observa8on of the main house was conducted on August 26, 2022, and our
observa8on of the garage was conducted on August 29, 2022. We reviewed the condi8ons visible
at the 8me of our visit. Our review was based upon the construc8on drawings sealed by our
office, dated February 24, 2022, as well as a few other minor approved and coordinated
modifica8ons made to the structure.
Thank you, Hugh for the list of items we discussed. I have copied your list and have added my
responses below. The following items shall be addressed per my comments to be in compliance
with the structural design.
General items discussed:
1. bathroom framing & rou8ng issues
a. TBD.
2. Stair landing duct rou8ng. OK to cut 2” out of ledger if needed.
a. It is acceptable to cut 2ӯ holes in ledger between studs.
3. Stair wall infill. 1 1/2”x1 1/2” Angles horizontal between posts staggered as discussed.
a. We discussed this solu8on on site. Please send steel shop drawings for my review
and approval.
4. Remove and replace CMU downstairs Ok. Match exis8ng
a. Exis8ng CMU is not desired at the north end of grid line 4.
b. It is acceptable to remove the CMU to grid intersec8on 4-A below proposed exterior
slab. Pour concrete curb on top of remaining CMU to allow founda8on
waterproofing.
5. Rou8ng over mid level fireplace. Send header detail as discussed.
a. See aaached SDA-6 detail 1.
6. North Deck bracket angles both sides, thru bolts in joists, ads on end beams
a. Please send steel shop drawings for my review and approval.
7. LL pa8o rebar 6x6 mesh or #3 @ 12”oc
a. Concrete pa8o shall be reinforced with 6x6-W2.1xW2.1 WWF or #3 @ 12"o.c ea

Observa8ons:
Lower level
1. New angle brackets on lower decks
a. Please send steel shop drawings for my review and approval.
2. Hold downs on bed 013 wall use 5/8x8”. DW to confirm
a. Install holdowns per S2.001. It is acceptable to use 5/8”Ø8” 8ten HD screws in lieu
of epoxy threaded rod called out on plan.
3. Missing stud on same wall
a. Install studs as required to aaach holdowns
4. IPE deck span for 1”. Is 32 ok? If not add joist
a. It looks like the max recommended span is 24”. Install addi8onal joists at 24”o.c.

5. Install Tie downs on storage ra&ers
a. Simpson H2.5 shall be installed on each storage ra&er (RE: 7/S6.002)
6. Install Entry 8tens @ boaom plate
a. Sill plates shall be aaached to exis8ng CMU founda8on with ½”Øx4” Titen HD
screws @ 48”o.c.. Distance to edge of CMU shall be 2” minimum.
7. Grid A stud pack in laundry room is in the way of duc8ng.
a. Post can be moved. See aaached SDA-6 detail 2
Middle level
1. Pack fireplace steel solid with triple studs
a. Fireplace shall be con8nuously supported along grid B except where mechanical
ducts are needed.
2. Straps over middle powder 18” per drawings
a. Install straps as shown on S2.004 on grid B
3. Single 2x6 under 2 beams adjacent to stair north
a. Where bearing walls are suppor8ng beams, if no stud pack is called out, a single
stud shall be located directly under the beams.
4. Block on top of wall between bed 107 and kitchen except on duct bay
a. Blocking shall be installed between joists at all bearing points. Blocking for individual
bays maybe omiaed for duc8ng if needed.
5. Ra&ers to ledger above entry. Install hangers on all
a. Hangers shall be installed to support ra&ers ends at dormer wall on grid 8. Use LSSR
hanger.
Upper level
1. Toe nails on short ra&ers at ridge throughout
a. Many of the short ra&ers do not have a posi8ve connec8on to their suppor8ng
elements. Ra&ers less than 3& long can be supported with (4) 10d toenails at each
end.
Other than the items listed above, it is our professional opinion that the observed structure is in
compliance with the 2015 IBC, City of Aspen amendments, along with the structural construc8on
documents composed by our office. If there are any addi8onal modifica8ons to the construc8on
drawings noted above, please no8fy us. Should you have any further ques8ons regarding this
