It should be known that this review shall
not relieve the applicant of their
responsibility to comply with the
requirements of the City of Aspen
Municipal Code. Pursuant to
Sec.26.104.050, any permit or approval
issued in error or otherwise not in
conformity with the requirements of this
Title, shall be void. Similarly, any permit
or approval issued in reliance upon or
as a result of, a materially false
statement or representation made in
the process of obtaining the permit or
development approval shall, likewise,
be void. Any person having received a
void or voidable permit or approval
shall not be relieved from having to
comply with all applicable terms and
conditions of this Title and the City shall
not be estopped from fully enforcing
same.

Roof deck/ Solar/Driveway Change Order Narrative
1.1-F.A.R. Plans- The deck square footage was revied reflect the roof deck and access stair to the
roof omission, the deck extension on the main upper level and the spa and the firepit area being
added to the calculation.
2.4-Site Plan-The sheet shows the elimination of the roof deck and associated guardrails.
2.5-Site Plan (Snowmelt)- The sheet shows the modification of the snowmelt due to the omission
and addition of decks.
3.2-Main Level Plan- This sheet shows the addition of a firepit.
3.3-Upper Level Plan-This plan shows the deck extension and the elimination of the spiral stair to
the roof.
3.4-Roof Plan-Addition of solar (PV) panels and the omission of the roof deck.
4.1-Exterior Elevations-South elevation shows the firepit and deck extension. the north elevation
shows the omission of the stair.
4.2-Exterior Elevations-East elevation shows the deck extension and the omission of the stair and
roof deck guard rail.
4.3 & 4.4 3D renderings-Updated renderings
5.1 Building Sections- Section A shows the elimination of the roof deck.
5.2 Building Sections- Sections C&D show the elimination of the roof deck.
C3 Civil Site Plan- The existing shared driveway was rebuilt with new curb and gutter shown here.
C5.3 Civil Detailed Grading Plan- The grading plan was revised slightly due to the new
construction of the shared driveway.
C7 Civil Horizontal Control Plan- Site Horizontal control points were updated for the revised
shared driveway.

SNOWMELT SYSTEM AND EQUIPMENT MANDATORY REQ’S.
All snowmelt systems shall meet the following:
-Any portions in the Right of Way must be on a separate zone. A ROW
permit and Permanent Encroachment License are required.
-R10 insulation shall be installed under the area to be snow melted or R5
insulation shall be installed under and at the slab edges. (Ordinance 11
Series 2011)
-Automatic controls installed for system shut off when pavement
temperature is above 50°F and no precipitation is falling. (2009 IECC
Sec. 403.8 & 503.2.4.5)
-Automatic or manual controls installed for system shut off when outdoor
temperature is above 40°F. (2009 IECC Sec. 403.8 & 503.2.4.5)
-Inspection by testing hydrostatically at 1½ times max system design
pressure, but not less than 100psi, for 15minutes. (2009 IMC Sec.
1208.1)
