Re: The Galena Plaza Condominiums
1. Title: The Galena Plaza Condominiums - Amendment No. I
2. First plat note: Reference the original plat by Book and Page, and explain how the original plat
is changed by this amendment.
3. Show utility meters.
4. Indicate parking spaces assigned to units.
5. There is a dumpster on the sidewalk adjacent to this property. It is in violation of City
ordinances. , Show a dumpster location on the property and place the dumpster on that location. If
the dumpster does not belong to owners of either Unit I-A or I-B, it is nevertheless their
responsibility because it is in the public right-of-way adjacent to their property. Remove it from the
public right-of-way.
6. Include plat note stating: "All easements of record as indicated on Title Policy No. _ ,
dated [within the past 12 months] are shown hereon."
7. "Names of all adjoining subdivisions with dotted lines of abutting lots. If adjoining land is
unplatted, it shall be shown as such."
8. Indicate zone district.
9. Label alley of lot and block number, include width of right-of-way. Show and label curb and
gutter on Main Street. Indicate adjacent street names and right-of-way widths.
10. Statement that survey closes within I: 10,000. Area of parcels to 0.001 acre.

Review Requirements
Pursuant to Section 26,88,030.3 of the Regulations, the conversion of existing development
to condominium ownership pursuant to the standards and procedures of section 26,88,070 of the
Regulations is exempted from the rules otherwise applicable to subdivision of land under Chapter
26,88. Section 26.88,070 of the Regulations provides that where an existing development is to be
converted to a condominium form of ownership, a condominium subdivision exemption plat reflecting
all condominiumized units, or that portion of the development to be condominiumized, shall be
submitted to the planning director for review and approval as a subdivision exemption,
Section 26,88.070B provides that a development application for a condominiumization shall
be reviewed pursuant to the procedures and standards of Section 26.88,070 and Common
Procedures, Chapter 26,52, Section 26.88.070B, I provides that the contents of a development
application for a condominiumization shall include: (a) the general application information required
in Section 26,52,030 of the Regulations; and (b) a condominium subdivision exemption plat which
includes the requirements of Section 26,88,070B, Lb,(1)-(9).
The general application information required by Section 26,52,030 of the Regulations is
attached as Exhibit "C",
A condominium subdivision exemption plat reflecting that portion of the development to be
condominiumized and which includes the requirements of Section 26,88.070B.l.b,(1)-(9) of the
Regulations is enclosed with this application,
Also enclosed with this application is a copy of the old (existing) plat for The Galena Plaza
