Notice is hereby given to the general public of the approval of a site specific development
plan, and the creation of a vested property right pursuant to the Land Use Code of the
City of Aspen and Title 24, Article 68, Colorado Revised Statutes, pertaining to the

Re: Isis Theater Condominiums Plat
General- (1) These comments are based on the fact that we believe that the submitted site plan is
accurate, that it shows all site features, and that it is feasible. The wording must be carried forward
exactly as written unless prior consent is received from the Engineering Department. This is to halt
complaints related to approvals tied to "issuance of building permit." (2) If there are any
encroachments into the public right-of-way, the encroachment must either be removed or be subject
to current encroachment license requirements,
1. The plat on sheet one needs to show the footprint of the building, other 'improvements on the
property visible in a plan view, and improvements in the adjacent public rights-of-way such as
sidewalk, curb and gutter, water valves, utility facilities, etc. Indicate adjacent public right-of-way
widths.
2. Indicate zone district.
3, The property must be fully monumented before the plat can be signed.
4, City Code requires an index on sheet one if a plat contains more than one sheet.
5, Provide a clearance letter to City Engineering that the Housing Authority approves the
condominiumization of the AH units,
6. Were there drainage improvements (drywells)? Show drainage improvements,
7. City Code requires that the area of the parcel be shown to the nearest 0.001 acre,

8. Separate water and electric~meters need to be installed for each unit and indicated on the plat, or
water and electric services agreements need to be entered meeting the satisfaction of the City
Utilities Director. Provide clearance letter to City Engineering prior to plat signing,
