The application under review by the Planning Office proposes subdivision of the property
at 300 S. 7th into two lots utilizing a TDR. The City generally supports this use as it
complies with goals of the AACP Draft Update to increase density closer to town while
preserving open space outside of town, and will relate the buildings on the property to the
nearby Shadow Mountain neighborhood within the City limits.
However, staff has several issues though with how the redevelopment will be
accomplished and proposes the following conditions be applied to the development and
lot split:
A. Water is currently supplied to one house on the property by the City o£Aspen. In
order for water to provided to all three units, the applicant must agree to be annexed
into the City at the time contiguity with the City is achieved. This condition shall run
with the property regardless of ownership.
B. The structures will be developed in compliance with City of Aspen Residential
Design Guidelines as is stated in the applicant's memo on page 11.
C. As per the memo from the Historic Preservation Officer, FAR on lot 300A shall
include the historic home and all conditions set forth by the Historic Preservation
Officer shall be complied with.
