Re: Fellman Condominium Map- Community Development
Department's Comments
1. Include a plat note that states, "This condominium plat does not create
additional development rights on either parcel".
2. Include a plat note that states, "In the case that this condominium is
dissolved or de-condominiumized, the property lines will fall back to
their current status with the two parcels being bisected between Lot C
and Lots D, E, F, Block 31, East Aspen Townsite.
3. Remove or obtain an encroachment license for fence in public right-
of-way on East Hopkins Avenue.
4. Reference Recording Information for Condominium Declaration in
regards to Yard Area Definition on Plat.
5. All of the City Engineer's Comments must be refl(~cted on the final set
of two mylar plats in addition to the Community Development
Department's comments.
6. Obtain all signatures with the exception of the City Community
Development Director, City Engineer, and Pitkin County Clerk and
Recorder prior to submitting mylars to Community Development
Department.
