Dear James:
Thanks for your memo of November 28,2001 regarding the above matter. We have
made the changes requested in your memo and the City Engineer's memo, except as noted herein.
Your comments:
We changed the label of the "building envelope" to say "building setback."
All signatures are on the mylar with the exception of Engineering, Community
Development and Clerk & Recorder.
Engineering comments:
We have referenced the basis of bearing and tie in the plat notes and have specifically
referenced the underlying subdivision Plat by adding Plat Note 5. I discussed with Richard Goulding
the fact that this is a condominium within a previously platted subdivision and he concurred that the
reference to the subdivision Plat is sufficient.
We have not added signature blocks for Water and Sanitation, because there are no
sewer or water easements on the property. As shown on the survey, the sewer counection and water
connections are within the Bunny Court right-of-way. I spoke with Phil Overeynder at the Water
Department regarding the usual procedure for this type of Plat. He indicated that unless there was
an easement across the property, not merely in the street, there was no reason for any sign-off. I also

reviewed this with Richard Goulding, and 1 believe he agreed that absent a specific easement for
water or sanitation, that sign-offs were not necessary.
The five-foot utility easement has been modified to show the reference to the original
Snowbunny Subdivision Plat from which it is derived.
We have indicated snow storage areas in the front ofthe property in the areas adjacent
to the driveway.
I believe we have made all the necessary revisions to this Plat. If you need any
additional information, please let me know as quickly as possible.
Enclosed herewith is the original mylar, an additional mylar for your records and a
paper copy for Richard Goulding, if necessary. Also enclosed is our check in the amount of $1 0.00
payable to the Pitkin County Clerk & Recorder.
We are hoping to close one of the units on Friday ofthis week. Thus, your assistance
in getting the final necessary signatures would be greatly appreciated.

recording fee of $10 made out to the Pitkin County Clerk and Recorder Please have all of the

Enclosed herewith are two copies of the Condominium Plat for Bunny Court
Townhomes and our check in the amount of$465.00 for the processing and referral fees.
Please note that this Condominium Plat consists only of one page. The units on the
subject property are a side-by-side duplex with no overlapping horizontal features. Therefore,
elevations ofthe units are not required under the Colorado Common Interest Ownership Act (C.R.S.
9 38-33.3-209).
Weare attempting to complete an immediate closing of one of the units. Therefore,
your prompt review of this plat would be appreciated. Please feel free to call with any questions or
