This application is submitted pursuant to Land Use Code 926.480.090 which requires
compliance with the development review procedures set forth in Land Use Code 926.304.
It is submitted by Gary A. Wright of Wright & Adger, LLP for a Colorado limited liability
company, 715 W. Main, LLC, the property owner of the existing office building located at
715 West Main Street in Aspen.
Review is by staff to determine whether the application is complete and by the
community development engineer for technical considerations. Subject to the foregoing
review and recommendation for approval, the Community Development Director shall be
asked to enter final approval.
No Public Hearing is required.
Referral agency is the community development engineer.

Property Information: The street address of the property is 715 West Main Street.
The legal description is Lots D, E and F, Block 19, Original Aspen Townsite. The
parcel identification number is 2735-124-46002.
4. Summary: The goal is to convert the existing office building located at 715 West
Main Street into separately owned office condominiums. The building was constructed in
1977 as an office building. It is currently leased exclusively for office and professional type
purposes. The applicant simply seeks to convert the ownership to sixteen individual units,
each which may be separately owned and conveyed pursuant to the Colorado Common
Interest Ownership Act as amended. No change of use is proposed and all of the current
tenants have been offered the opportunity to purchase the spaces they currently lease.

7. Proposed Plat: A proposed Condominium Plat, prepared by Aspen Survey Engineers, was
previously submitted for review and comments. A Memorandum from James Lindt, Planner
dated 19 August 2002, and a Memorandum from John Niewoehner as City of Aspen
Community Development Engineer contains their comments and are attached as Exhibit #6.
8. Prior Approvals: The applicant is not aware of any prior applications, consequently, there
are no prior approvals.
9. Pre-Application Conference Summary: A copy of the Pre-Application Conference
Summary is attached as Exhibit #7.

Subsequent to approval, the applicant intends to record the approved Condominium
Plat Map with the Pitkin County Clerk and Recorder as weIl as a Condominium Declaration
to provide for the orderly management of the condominiums and condominium association.

Amend the title to state; "Condominium Map of7l5 W. Main Street".
Include a plat purpose statement under the title that states the
following: "The purpose of this map is to condominiumize the
building at 715 W. Main Street."
Show dimensions on trash storage.
Indicate location of snow storage.
Make parking space configuration slightly more identfiable (use solid
line to more easily differentiate between spaces).
All of the Community Development Engineer's Comments must be
reflected on the final set of two mylar plats in addition to the
Community Development Department's comments.
Obtain all signatures with the exception of the City Community
Development Director, Community Development Engineer, and
Pitkin County Clerk and Recorder prior to submitting mylars to
Community Development Department.

1. Add this note: 'NON-COFORMING USES - CONDOMINIUMS: City
approval of this condominium map does not grant any right to continue
any non-conforming installation of features or improvements nor
approve any existing or future encroachments.'
2. Provide date of survey demonstratiJ:lg that the survey was performed or
verified within last 12 months.
3. Surveyor's certificate must include language that survey error of closure
is better than 1:10000.
4. Show building ties.
5. Change engineer's signature block form 'City Engineer' to 'City
Community Development Engineer'.

Process:
Apply and submit "blue liDe" copy of proposed plat. Planner reviews case for completeness and sends
to Engineering aad referral agencies. 1-2 weeks later planner will contact applicant with the suggestions
from EngineeriDg for preparation of the Final Plat. The applicant's surveyor makes those changes and
brings in 2 reproducible mylar copies to the planner with the appropriate ownership signatures. Planner
reviews plat for consistency with Engineering suggestions aad the Director approves, approves with
coDditiODS, or deuies application based on consistency with the review criteria aad technical
considerations. Plat is then signed by City Engineer. Applicant records the final plat at the County Clerk
and Recorder. Recording Fee: $11 for first page, $10 thereafter.
