Attached are two (2) blueline prints of the Kat-Su Condominium Plat for Engineering
Department review and approval, A copy of the Caseload Summary Sheet is also
included, The applicant's representative is Michele Nelson of Herb j(leiIl &. Associa,tes
(925-8700); the land surveyor is David McBride of Aspen Survey Engineers (925-3816),
The parcel is located in the Medium.Density Residential (R-15) zone and contains about
16,000 sf. Pursuant to Section 26.28,050(D)(2), a duplex is permitted on a lot of
15,000 sf that was subdivided as of April 28, 1975.
This is a staff level review and approval. Condominiumization requirements are set forth
in Section 26,88,070 of the Land Use Regulations,

Re: Kat-Su Condominium Plat

Having reviewed the above referenced application, and having made a site inspection, the
Engineering Department has the following comments:
I, Plat certificates
a, Add two approval certificates, one for the Water Superintendent and one for the Aspen
Consolidated Sanitation District. This is necessary because when structures change from
single ownership to multiple private ownerships, operational difficulties arise for both these
utility providers, The difficulties must be addressed either by construction of such facilities
as additional service lines or additional metering, or by clauses in condominium declarations,
covenants, or other agreements with the individual utility,
b, Include statement in surveyor's certificate or in general notes addressing the applicability
of Colorado Common Interest Ownership Act (CCIOA) state law to the condominiumization
and the compliance of the plat with CCIOA.
2. Additional plat content requirements are as follows:
a. Vicinity map - The site indication is illegible, Relocate th.e word "site" not to conflict
with drawing lines and add bold arrow,
b, Add written survey description of the area including area to 0,001 acre.
c, Show remainder of utilities in adjacent rights-of-way, water shut-off valve box, and utility
meter locations,

d, Elevations are indicated as referenced to a manhole rim, Manhole rim elevations may be
altered by street improvement projects, The elevation must be tied to a permanent survey
monument.
e. Show drainage improvements if existing,
f. Show parking spaces meeting code requirements - two per residence,
g, To what does the 40.1' dimension on Cemetery Lane refer to - the other edge of
pavement? Label the line as appropriate, and include the width of public right-of-way for
Cemetery Lane.
h, There is a symbol that is indicated as utility box in the legend but appears also to be used
as a perpendicular symbol forthe limited common element line separating the two yards,
This information needs to be clarified and dimensions and bearings included for the limited
common element division line, or a note saying these lines are parallel to adjacent boundary
lines as described,
i. There is an arrow with the abbreviation "tele" which is unclear information. The
telephone line should be identified in the same manner as the other buried utilities.
3, The width of the existing driveway is wider than shown on the plat, and both on the plat and in
the field exceeds the width allowed by City Code in Sec, 21.16,060, In order to meet City codes,
we are recommending that the proposed driveways match the width of the garages (18' for a double
car driveway), We further recommend improvements such as soft landscaping or installation of
split rail fence, etc" to define the property driveways,
