3.2 Bar Slash X Ranch LLC - Annexation and Stage Road PUD/Subdivision: Final Submission
Introduction
In 1998, Bar/X Ranch engaged Bruce Hunsaker
of Rocky Mountain Land Surveying to prepare a
new survey of the ranch property. This survey was
not completed until May 15, 2001 and turned out
to be very considerbaly more work than originally
anticipated.
The ranch lies within Sections 2 and 11, Township
10 South, Range 85 West, of the 6th. Principal
Meridian. Prior to the section breakout of Township
10 South, two patents were issued within Section
11. Section 11 was therefore, according to the
surveyors’ rule book, tracted around these existing
patent boundaries, rather than divided into sec -
tions. These tract corners were originally marked
with rocks or stakes, and did not generally survive
well. When later patents were issued, the occupa-
tion boundaries, which were often re-established
from recorded documents, did not always corre -
spond properly with the original tract corners set in
the field, and over time, discrepancies in ownership
boundaries appear. This situation is, of course,
not unique to Aspen, but common throughout the
intermountain west.
Bruce Hunsaker did very extensive research,
including several trips to Denver to consult origi-
nal field notes and other documents, in order to
produce a definitive survey. When Bruce moved
to California in 2001, Bar/X Ranch engaged Mark
Beckler of Sopris Engineering to complete the
survey work for the subdivision. Mark had previ-
ously surveyed many of the surrounding proper-
ties for adjoining landowners, including extensive
research of his own, and was therefore familiar with
the area and the historic boundary problems.
Mark Beckler validated Bruce Hunsaker’s work,
and was able to move forward seamlessly with the
additional surveying required. In fact, the quality of
work from these surveyors was such that the Aspen
Valley Land Trust, Burlingame Ranch and Soldner
boundaries on the west and north of the ranch, and
the Harvey boundary on the east, have all now
been conformed to the ranch survey boundary.
