7.2 Bar Slash X Ranch LLC - Annexation and Stage Road PUD/Subdivision: Final Submission
The overlay of landscaping that will be added to the
Bar Slash X Ranch reinforces the rural and ranch
character of the site while providing additional
screening for privacy between the house lots and
the future affordable housing area of Burlingame
Village. The site is bordered on the southwest by
the Maroon Creek Club planting of pines, spruces
and cottonwoods and to the east by the riparian
vegetation of the Roaring Fork River. The land-
scaping consists of open pastures for cattle grazing
and hay production, large spruce, cottonwood and
orchard clustered around the ranch house and
other areas of scrub oak and sage with pockets of
cottonwoods. A feature of the landscape design
is the conscious directing of water to produce rain
gardens at the edges of roads, using irrigation
ditches to allow for the development of areas of
trees and shrubs, and shaping the edges of ponds
and streams to allow for the growth of wetland
plants. While some underground irrigation will be
necessary for the establishment of the trees and
shrubs, the intent is to select xeric species for those
areas where ditch water is not available. In those
areas where the ditch water is available, the intent
is to establish a ditch system that with little effort
will sustain the planted species and provide a place
for volunteer plants to become established.
The initial landscaping at the entrance to Bar Slash
X Ranch accentuates the long drive to the various
parts of the Ranch. After passing under an over-
head gate which is framed by spruce trees and
flowering shrubs, cottonwood trees line the road
between the Maroon Creek Club and the large pas-
ture to the north. In the distance one will be able
to see the pond at the northern end of the pasture
and the nursery beyond. The edges of the pond will
be planted or seeded with wetland plants which will
develop as a habitat for birds. The water leading
from the pond down the hillside to the river will be
directed to create additional wetlands and will also
be used for irrigating the nursery. The nursery’s
function will be two fold – to provide a vegetative
screen between Burlingame Village and to act as a
source of plant material for other parts of the ranch
in the future. The types of plants will include those
listed for the various areas of the Ranch.
The overlay of landscaping to provide privacy
between Lots 1, 2 and 3, Lots 4 and 5 and Lot 6 and
the ranch house in general falls into the category of
choosing xeric material, with the exception of one
area on Lot 3. The screening is intended to mimic
natural groupings of plants using mainly native
plant material found in the area. Evergreen trees
selected to help provide year around screening
are Bristlecone Pine, Colorado Spruce, Ponderosa
Pine, Pinon Pine, Rocky Mountain Juniper, and
some non-native Austrian Pine. The few Nar-
rowleaf Cottonwoods are located near an irrigation
ditch on Lot 3 and extend the existing cottonwood
grove to the east. Shrubs used to increase the
density of the screening are Native Potentilla,
Woods Rose, Mountain Snowberry, Scrub Oak,
Mountain Mahogany, Three-leaf Sumac, Sas -
katoon Serviceberry and Rubber Rabbitbrush.
Colorado Dogwood and Elderberry are located
with the Narrowleaf Cottonwoods.
A more limited palette of Ponderosa Pine, Native
Hawthorn, Rocky Mountain Juniper, Pinon Pine
and Saskatoon Serviceberry is also used at the
east edge of Lots 3, 5 and Lot F to provide screen-
ing between the Ranch House and the northern
lights of town at night.
The proposed landscaping for Lots 7 thru 12, which
are located on the eastern edge of the bench on
which the Ranch sits and the edge of the riparian
corridor, has the advantage of water available from
the irrigation ditches. The type of plant material is
in keeping with the existing vegetation in this area.
Typically, there are more extensive groves of aspen
so the inclusion of Aspen and Chokecherry has the
effect of extending the vegetation on the hillside to
the areas between the Lots. Irrigation ditch water
can be used to irrigate the screening between the
house sites on Lots 7, 8, 9 and 10 and the plantings
at the edge of the road leading to these lots. Where
it is not possible to get ditch water to an area, as
is the case for the screening around Lots 11 and
12, it will be necessary to use alternative irrigation
methods during establishment.
In many ways water is key in the visual appearance
of the Bar Slash X Ranch landscaping. In effort to
make use of water that might otherwise percolate
quickly into the ground, rain gardens or shallow
depressions which collect runoff from roads, will be
incorporated into the grading adjacent to roadways.
As is visible along many roadways in Colorado,
vegetation like willows and cottonwoods take
advantage of the increased moisture and create
wonderful copses that add interest and variety to
the landscape while providing habitat for birds and
small animals.
