I. APPLICATION SUMMARY
The Timber Ridge Condominiums are located at 100 East Dean Street in
Aspen. Timber Ridge is a 21 unit, three-story structure built and
condominiumized in 1965. There are no ancillary structures on the property.
The 1965 condominium plat is recorded in Plat Book 3, Page 40, attached.
The original condominium plat was shortly thereafter amended by the 1 St
Amended Plat in October, 1965 in Plat Book 3, Page 47, attached, which
was a simple re-recording of Sheets 2 & 3 of the original plat to correct a
floor plan layout mistake.
In 2007, the Lift One Boundary Adjustment Plat was approved by the City
of Aspen (Plat Book 82, Page 96, attached). Following approval a small
triangular shaped parcel of land (Parcel 5, 0.004 ac.) was conveyed to the
Timber Ridge Condominiums by Bargain & Sale Deed, attached. Prior to
and since the conveyance, the small triangle parcel has been maintained and
utilized as lawn by the Timber Ridge Condominiums.
Timber Ridge owns the small parcel, but the original 1965 condominium
plat has never been amended to include the parcel. This application is to
amend the condominium plat to incorporate the small parcel as a
condominium common element. No structures, other improvements or
changes in use are proposed.
II. LAND USE CODE SECTIONS

Conference Summary and request all reviews be consolidated into a single
review procedure.

DECEMBER 7, 2015
Present: Dave Ellis, Derek Koster, Lynette Gregory (via Skype), Ron Erickson.
Dave opened the meeting at 4:05 declaring a quorum present
Old Business- Dave moved to ratify the actions of the Board taken via electronic
means in September: 1- Allocation of $2,500 to fund a revised condominium map
by Sopris Engineering; 2- Approval of the replacement windows in Tom Chapin's
unit (I -A). All approved.
Parkinp, Management Plan- Dave presented a proposal on a parking management
plan for Timber Ridge in light of the loss of parking on Dean St. due to
construction of the Aspen One townhomes. The board discussed the proposal and
reached the following decisions:
a. The association will issue parking permits for the property, one to
each owner.
b. Parking spaces will be individually marked and numbered, although
use will be on a first come, first served basis.
c. No vehicle will be stored for more than 14 days. If an owner or
resident anticipates being gone more than 7 days they will notify
management of their plans.
d. Residents will be required to move their vehicles after a 3 inch
snowfall or upon notification of management in order to
accommodate snow removal.
e. Parking permits, if lost, will be replaced for $150.00.
f. All violators of the parking rules will be subject to towing or booting.
The Board also decided to circulate the draft parking policy to all owners for input
prior to final adoption. The board will meet on Monday, January 11, 2016 to
discuss and approve the plan based on owner comments.
Land use Application to City of Aspen- Dave informed the Board that a City
requirement for submittal of the amended condominium map is documentation that
it is approved by the Association. Dave made the following motion:
The Board of Managers for Timber Ridge Corporation, a Condominium
Association, certifies that the land use application submitted to the City of Aspen
to amend the Timber Ridge Condominium Map complies with the condominium
declaration and bylaws.
Derek seconded and all approved.
Comcast Cable Contract- Dave informed the Board that the association's bulk
service contract with Comcast for cable TV was expiring in January 2016. The
new contract offers a slightly lower bulk rate and is for a period of five years. Dave
moved to accept this contract; Derek seconded and all approved.
WiFi Coveraize-The Board requested that Ron obtain prices to upgrade the existing
WiFi system to provide reception on the north side of the building (bedroom area).
Tree Trimming- Dave asked Ron to have the large spruce tree trimmed to
accommodate parking parallel to Garmisch St.
