Main Street (Parcel IDs 273512477800, 273512477011-13). Second tier space is defined and described in Sections 26.104.100. Definitions. and 16.4 12.080. Second Tier Commercial Space. DETERMINATION: rhe structure located at 122 W. Main Street is a three-story building (two stories above grade with basement). See attached plans (Exhibit A). Basement: This floor contains several commercial spaces that are currently vacant. Access is either through a below grade courtyard on the west side of the building or through common circulation on the interior. SECOND TIER. First Floor.- This tloor is currently occupied by a doctor's office. Access is either from the street level. both on Main Street and a service door on the east wall. or through common circulation on the interior. NOT SECOND TIER. Second Floor: 1 his floor is currently vacant, but was most recently occupied by a dentist office. Access is either through an external stairway on the back of the building along the alley or through common circulation on the interior. SECOND TIER. This application is submitted by BendonAdams, authorized representative for the contract purchaser, Our client would like to begin the design process as part of their purchase. It is their intent to renovate all three levels of the interior portions of the building would be remodeled, as would some limited areas on the exterior. The purchaser is also considering a change-in-use of the top floor. Understanding the 2nd Tier designation will enable this design process to be better informed. The property in question is occupied by two condominium structures with two separate addresses. The subject building to be remodeled, 122 West Main, is not a designated as an historic landmark. The adjacent building, located immediately west at 132 West Main Street, is a designated historic landmark. 132 is in separate ownership and would not be modified in any way.
