SEPTEMBER 24, 1997
Chair-person Suzannah Reid called the meeting to order at 5:00 p.m. Present
were Roger Moyer, Mark Onorofski, Melanie Roschko, Gilbert Sanchez,
Mary Hirsch and Heidi Friedland. Excused were Susan Dodington and
Jeffrey Halferty.
311 GILLESPIE - MINOR
Amy Guthrie informed the board that Sam Houston has purchased the ski
barn at the comer of Lake and Gillespie, Mary Martin' s old house at 311
Gillespie. There is an addition toward the back that is visible from Lake
Avenue but it is not historic construction. The request is to replace a window
on the second floor and a slider window with a large fixed window that would
match the existing window.
Sam Houston, owner stated that the header on the windows would match. He
also stated that the trim would match the window on the right which is
indicated in the photo copy.
MOTION: Mark moved to approve the minor development proposal for a
new fixed window to match the existing second floor fixed window at 311
Gillespie; second by Roger. All in favor, motion carried.

Amy informed the board that the shop is in the Guido's building. The request
is for a dark red (bavarian theme) awning in the front of the shop. Staff has
concerns about how the awning is attached to the building, suspended from
the balcony and projects out from the building.
Stefan Kaelin, owner of the store reported that the balcony projects 3 feet out
from the store and there is no other way to hang the awning except from the
balcony.
The board inquired about the need for the awning and if the existing halogen
light would remain.

Ste£an stated that the awning is £or identification and all the store konts
around him have awnings. It would be a standard retractable awning. The
length is the only thing that can be customized. The existing light will be
removed.
The chair suggested that the applicant look at the style of awning that is on
the Elk's building, a lower shape that comes out from the building that is
collapsible. A suggestion was made to have the awning connect underneath
the balcony and show more railing.
Stefan said he could look into a lower pitch but underneath would not meet
the code height requirements of eight feet high.
The majority of members requested further study.
Roger suggested that the HPC allow the applicant to proceed with the awning
and use the mechanics for the awning that are on the Elk's Building.
All the members agreed that an awning is appropriate.
Gilbert said there were two solutions, one to make the entire awning shorter
and leave the slope alone and the other would be to lower the slope. The
present design is hitting the balcony too high.
David Hoefer recommended that Staff handle the application and incorporate
the HPC's comments: A less steep awning and reduce the projection out
from the building. The awning could overlap the balcony but not as much as
is shown on the drawing.

Amy Guthrie, planner informed the board that this was a house converted to
an office building. Upon final inspection a change was done that was not
approved by the HPC. There was an existing water meter and a second
meter was added as part of' the renovation and they boxed it in. The
enclosure was not part of' I-tPC's approval and it is in the setback. The
entire house is only one foot kom the property line but you can't make it
worse without some kind of` variance.
Joseph Edwards, represented the owner, and informed the HPC that the
meters come out 12 inches from the house and the box comes out 15 inches.
Utilities were all over the side of the building and they could be buried
underground but to relocate them would be costly.
Amy explained that if HPC had known about the utilities they might have
asked the applicant to move them to another area so that they would not
encroach. A public hearing is necessary for a variance.
Mark reported that there was an existing service entrance and it is being split
and metered separately. In addition the telephone and water metering system
has been added to the site.
The majority of the board stated that the box would be less obtrusive if the
trim was eliminated and painted out solid as the existing wall.

Amy Guthrie, planner stated that a few window changes are proposed to
provide better light. This is not an historic building. A door replacement is
proposed and a brick planter is being removed in order to place the windows.
The boards concern is the removal of the planter and trees and the detail of
the door.
MOTION: Mark moved to approve the minor development for 414 E.
Hyman, Aspen Cooking School as proposed pending review by Staff and

Monitor for the door and brick planter; second by Roger. All in favor,
motion carried.
MEADOWS TRUSTEE TOWNHOMES - FINAL

Amy Guthrie, planner relayed to the board that there are eight existing trustee
townhomes. Recently three new buildings were approved.
Several items have already been approved; the entry wall popping out and the
approval for the removal of the staircase going up to the balcony.
David Brown, architect for the townhomes presented. The proposal is to put
the sun room 90 degrees to the porch making it square to the porch to be
more consistent to what the Bayer design was doing. The design is subtle
and under the car port. Each unit would have to be considered on a case by
case basis due to the terrain and topography. Some units would only be able
to do a four foot addition and some an eight foot addition. They are
requesting up to a maximum of 8 foot additions. The popout would add light.
The trellis would be rotated to the outside with beams. They also propose to
change the rubble wall to stone and the patio surface.
The boards main concern is that the design works with the Herbert Bayer
design. The board had no concerns about the different materials on the west
side with the individual units but on the front of the buildings they should be
consistent with the changes.
David Brown stated that five out of the seven units have been slightly
changed already on the west side with different window patterns but they
are consistent in one way or another in patterns of the original design. He
also relayed that the homeowners will be concerned with the materials
selected.
The Board also had concern about the different material uses on each unit and
felt that the fronts should be consistent in color, texture and stone including
the landscaping so that a hodgepodge doesn't occur.

Mark said compatible stone, texture, size etc. would be acceptable and it
could be reviewed by Staff and Monitor.
MOTION: Roger moved to approve the trustee townhome units' 2 through 9
with the following two conditions:
1) The east side entries be of a consistent material either all concrete or all
stone.
2) The materials' on the west side be compatible and to be reviewed by Staff
and monitor. The Homeowners association should review the materials for
historic compatibility.
Motion second by Gilbert.
Discussion:
Melanie relayed that the stair cases is optional, and there is an optional door
to the mud room and optional ventilation windows. Those elements could be
inconsistent.
Roger relayed that those elements were optional and would be reviewed by
Staff and monitor for their consistency.
Amy stated her concern is consistent materials and color and that would be
approved by Staff and Monitor.
All in favor of the motion; motion carried.
