DEVELOPMENT ORDER

This Development Order, hereinafter "Order", is hereby issued pursuant to
Section 26.304.070, "Development Orders", and Section 26.308.010,
"Vested Property Rights", of the City of Aspen Municipal Code. This Order
shall expire on the day after the third anniversary of the effective date of the
Order, unless a building permit is approved pursuant to Section 26.304.075,
or unless an exemption from expiration, extension or reinstatement is
granted or a revocation is issued by the City Council pursuant to Section
26.308.010.

Notice is hereby given to the general public of the approval of a site specific development
plan, and the creation of a vested property right pursuant to the Land Use Code of the
City of Aspen and Title 24, Article 68, Colorado Revised Statutes, pertaining to the
following described property: 1385 & 1395 Riverside Drive of the City and Townsite of
Aspen, by administrative decision of the Community Development Director. For further

1. The property must be fully monumented. Indicate witness comer.
2. Add statement that easements of record are shown. Provide copy of title commitment
to engineering department. If there is no easement of record for the ditch, indicate
prescriptive easement 10' on each side of the centerline.
3. Indicate zone district of parcel.

5. Indicate encroaching fence. Label top of encroaching fence heights above adjacent
edge of pavement at 20' inteNals. Shade the encroaching area and provide plat note that
states:
The shaded area is an encroachment on public right-of-way, The
temporary encroachment license may be revoked at any time deemed
necessary by the City of Aspen and/or the Colorado Department of
Transportation to allow full use of the p'ublic right-of-way. Upon such
revocation, the property owner(s) shall immediately remove their
encroachment, including the berm, from the public right-of-way,
