APPROVING AN APPLICATION
FOR THE MINOR REVIEW OF A PORCH ADDITION
LOCATED AT 505 N. EIGHTH ST., ASPEN, COLORADO

WHEREAS, the applicant, John and Marianne Schuwmacher, represented by Dave
Johnston, Architect, has requested a minor review approval for a new porch addition for
the property located at 505 N. Eighth St., which is a designated historic landmark; and
WHEREAS, all development in an "H," Historic Overlay District or development
involving a historic landmark must meet all four Development Review Standards of
Section 26.72.010(D) of the Aspen Land Use Code in order for HPC to grant approval,
namely:
1. Standard: The proposed development is compatible in general design,
massing and volume, scale and site plan with designated historic structures
located on the parcel and with development on adjacent parcels when the
subject site is in a "H," Historic Overlay District or is adjacent to an
Historic Landmark.
2. Standard: The proposed development reflects and is consistent with the
character of the neighborhood of the parcel proposed for development.
3. Standard: The proposed development enhances or does not detract from
the historic significance of designated historic structures located on the
parcel proposed for development or on adjacent parcels.
4. Standard: The proposed development enhances or does not diminish from
the architectural character or integrity of a designated historic structure or
part thereof; and
WHEREAS, Julie Ann Woods, in her staff report dated July 8, 1998, recommended
approval, with conditions; and
WHEREAS, at a regular meeting of the Historic Preservation Commission on June 10,
1998, the Commission considered and approved the application, with conditions, by a
vote of 7 to 0.
NOW, THEREFORE, BE IT RESOLVED:
That minor review for the rear covered porch addition at 505 N. Eighth St.,
Aspen, Colorado, be approved with the following conditions:
1. That the improvements will be substantially in conformance with the drawings
submitted with the application, as shown on Sheet No. 3.1;
2. The roof material will match the existing roof, with a modified pitch as shown in
the drawings;
3. Any additional significant changes from those proposed in the application shall be
considered "significant" and will require a conceptual and final review of the HPC
before proceeding with construction;
4. All material representations made by the applicant in this application and during
public hearings shall be adhered to and shall be considered conditions of approval,
unless otherwise amended by a decision-making body having the authority to do so.
APPROVED BY THE COMMISSION at its regular meeting on the 8th day
of July, 1998.
