ORDINANCE NO. 19
Series of 1967
AN ORDINANCE REPEALING AND AMENDING CERTAIN SECTIONS OF
TITLE XI, THE ZONING CODE OF THE ORDINANCES OF THE CITY
OF ASPEN, COLORADO, RELATING TO MINIMUM LOT AREAS, MINIMUM
FLOOR AREAS AND OFF-STREET PARKING AND DECLARING AN EMER-
GENCY TO EXIST.
BE IT ORDAINED by the City Council of the City of
Aspen, Colorado:
Section 1: The following Section of Title XI, chapter
1, of the Official Code of the City of Aspen, Colorado, is
hereby repealed.
Section 11-1-2 (c)
Section 2: Section 11-1-2 (f) of the ordinances of
the City of Aspen, Colorado, is hereby amended to read as
follows:
11-1-2 (f):
(f) Dwelling unit - Two or more rooms, in addition
to kitchen or bath facilities in a building intended
or designed for occupancy by a family or guests
independent of other families or guests.
(1) Limited - One room, indivisible, except
for included kitchen or bath facilities.
(2) Unlimited - Two or more rooms, in
addition to kitchen or bath facilities.
Section 3: Section 11-1-2 (t) of the ordinances of
the City of Aspen, Colorado is hereby amended to read as
follows:
11-1-2 (t):
Hotel, Motel or Lodge - A building containing three
or more limited units intended for temporary occupancy
of guests. Accessory use facilities may consist of
an office, laundry facilities used by the occupants,
recreation facilities, a lobby or lounge, kitchen and
dining facilities and similar accessory uses commonly
found in association with a commercial lodging opera-
tion and meeting requirements of the particular zone
district in which the building is located.
Section 4: Section 11-1-6 (a) of the Ordinances of
the City of Aspen, Colorado is hereby amended to read as
follows:
11-1-6 (a) AR-1 ACCOMMODATIONS RECREATION - URBAN
Minimum Lot Area
4. Multiple family dwelling ... 750 square feet per
unlimited unit with
a minimum lot area
of 6,000 square feet.

5. Boarding house,
rooming house, dormitory
..... 250 square feet per four
persons of total capacity,
with a minimum lot area
of 6,000 square feet.
6. Hotel, motel, lodge
375 square feet per limited
unit with a minimum lot area
of 6,000 square feet.
Section 5: Section 11-1-6 (b) of the Ordinances of the
City of Aspen, Colorado is hereby amended to read as follows:
11-1-6 (b) ACCOMMODATIONS RECREATION - SUBURBAN
Minimum Lot Area
4. Multiple family dwelling .... 2,000 square feet per
unlimited unit with
a minimum lot area
of 15,000 square feet.
5. Boarding house,
rooming house, dormitory
...... 500 square feet per four
persons of total capacity,
with a minimum lot area
of 7,500 square feet.
6. Hotel, Motel, Lodge
750 square feet per limited
unit with a minimum lot area
of 7,500 square feet.
Section 6: Section 11-1-9 (c) of the Ordinances of the
City of Aspen, Colorado is hereby amended to read as follows:
11-1-9 (c) Minimum Floor Areas
1. Minimum Floor Area - Each dwelling unit in a single
family, two family dwelling, patio or row house shall
contain a minimum of 600 square feet of floor area.
Section 7: Section 11-1-9 (f) of the Ordinances of the
City of Aspen, Colorado is hereby amended to read as follows:
11-1-9 (f) Off-Street Parking
Dwelling - multiple family - one space per dwelling unit.
Hotel, motel, lodge - two spaces per three limited
units;
- one space per unlimited
dwelling unit.
Section 8: Because of the matters and things here-
inabove set forth, the City Council of the City of Aspen,
Colorado, hereby finds, determines and declares that an
emergency exists, and that this ordinance is necessary for
the immediate preservation of the public peace, health and
safety.
