AN ORDINANCE AMENDING TITLE 11, CHAPTER 1, PERTAINING TO ZONING
OF THE CITY OF ASPEN, .COLORADO, AND DECLARING AN EMERGENCY TO
EXIST.
BE IT ORDAINED by the City council of the City of Aspen,
Colorado:
Section 1. IndeM.
The Index to Chapter 1, Title 11, Zoning is hereby amended
by adding to said Index a new section entitled C-1-A Commercial.
Section 2. Districts.
Section 11-1-3 Districts, is hereby amended by adding
to subsection (a) thereof C-i-A Commercial as an additional zoned
district.
Subsection 3. Zoning Map.
Section 11-1-3 (b) Zoning Map is hereby amended so that the
"Zoning District Map" of the City of Aspen, Colorado shall be
revised and amended so as to include thereon, the C-1-A Commercial
zoned district.
Section 3..C-~Commercial District.
(a) Intention - to allow the use of land for retail and service
commercial purposes as in the C-1 Commercial District and in addition,
to provide locations for gasoline service stations, subject to the
approval of the Board of Adjustment as hereinafter explained; and to
allow the use of land for accommodations and recreational uses as
well as for residential purposes, with customary accessory uses
and institutional uses.
(b) Uses-Permitted - Any permitted use of the AR-1 Accommodation
Recreation, C-1 Commercial Districts, except patio houses, subject
to all lot area and yard requirements of those district regulations,
unless otherwise specified below.
(c) Uses Conditional - Any conditional use of the AR-1
Accommodation, Recreation and C-1 Commercial Districts subject to
all lot area and yard requirements of that district regulation,
unless otherwise specified below.
(1) Gasoline service station - subject to approval of the
Board of Adjustment which approval shall be subject to applicant's
showing that his plan will not create any, unusual traffic hazards
and that his plans are in compliance with all other provisions of
the Aspen Zoning Code.
(d) Minimum Lot Area - as provided under the C-1 Commercial
District regulation except that the lot area for a gasoline service
station shall be subject to the aforementioned Board of
Adjustment approval.
(e) Minimum Lot Width - as provided under the C-1 Commercial
District regulation, except that lot width for a gasoline station
shall be, subject to the approval of the aforementioned Board of
Adjustment.
(f) Minimum Front Yard - as provided under the C-1
Commercial District regulation.
(~) Minimum Side Yard - as provided under the C-1
Commercial District regulations.
(h) Minimum Rear Yard - Ail Dwelling units - as provided
for under C-1-A Commercial District regulations.
(1)
Ail units accessory to business or more intensive
use ............. no requirements.
(2) Gasoline service stations ............. no requirements.
(3)
Ail other uses - as provided under the C-1 Commercial
District regulations.
(i) Maximum Height of Building - as provided under the C-1
Commercial District regulations.
(j) Minimum Off-Street Parking - as provided under
Supplementary Regulations.
(k) Maximum Sign Area - as provided under the C-1 Commercial
District regulation.

AN ORDINANCE AMENDING TITLE IV, BUILDING REGULATIONS, CHAPTER
ONE, BUILDING CODE, OF THE MUNICIPAL CODE OF THE CITY OF ASPEN,
COLORADO BY AMENDING SECTION 4-1-1 AND REPEALING SECTION 4-1-3
(1).
BE IT ORDAINED by the City Council of the City of
Aspen, Colorado:
Section 1. Adoption of Code.
Section 4-1-1 is amended to read as follows;
The Uniform Building Code, 1967 Edition, of the
International Conference of Building Officials, 50 South Los
Roblee, Pasadena, California, 91101, including all appendices
except as hereinafter stated, is hereby adopted as the Building
Code of and for the City of Aspen, Colorado, for regulating the
errection, construction, enlargement, alteration, repair moving
removal, demolition, conversion, occupancy, equipment, use,
heights area and maintenance of all buildings of structures
in the City of Aspen, Colorado providing for the issuance of
permits and collection of fees thereof, and the fixing of penalites
for violations thereof. Three Certified copies of said code
are on file in the office of the City Clerk and may be inspected
during regular business hours.
Section 2. Repeals.
Section 4-1-3 Amendments, is hereby amended by
repealing subsection (1) thereof.
