AN ORDINANCE AMENDING TITLE XI, CHAPTER 1, THE ZONING
ORDINANCE OF THE CITY OF ASPEN, COLORADO, TO PROVIDE
FOR TWO ADDITIONAL DISTRICTS, AND TO ESTABLISH USES AND
REGULATIONS THEREIN, AND DECLARING AN EMERGENCY TO EXIST.
BE IT ORDAINED by the City Council of the City
of Aspen, Colorado:
Section 1: Subsection (a) of Section 11-1-2
of Chapter 1, Title XI is hereby amended, in its entirety,
to read as follows:
"(a) Establishment of Districts:
In order to carry out the provisions of
this Chapter, the City of Aspen, Colorado,
is hereby~vided into the following zoned
districts:
R-30
R-15
R-6
T
T-1
B
U
Residential District
Residential District
Residential District
Tourist District
Tourist District
Business District
Unrestricted District"
Section 2: The official Code of Aspen is
hereby amended by adding a section, to be numbered 11-1-4(2)
which section shall read as follows:
"11~1-4(2) R-30 Residential District:
(a) Uses Permitted:
1. One-family dwellings
2. Public schools, parks, playgrounds and
recreation areas;
3. Churches and church schools;
4. Hospitals;
5. Public utility mains, transmission and
distribution lines, substations and
exchanges;
6. Farm and garden buildings and uses - provided
that all such buildings and storage
areas are located at least 100 (one
hundred) feet from dwellings on other
lots;
7. Home occupations;
8. Identification signs - one per lot, and only
if such signs are unlighted, less than 3
(three) square feet in area and describe
the lot on which they are located;
9. Fences, hedges and walls - provided such
uses are less than 3½ (three and one-half)
feet in height when constructed of materials
tending to obstruct motorists' vision, and
when located within 75 (seventy five) feet
of the center line intersection of 2 (two)
streets or roads;
10. Accessory buildings or uses;
(b) Minimum Lot Area:
Unsubdivided land .................... one acre
Subdivided land ...................... 30,000 sq. ft.
(c) Minimum Lot Width:
Unsubdivided Land .................... 150 feet
Subdivided Land ...................... 100 feet
(d) Minimum Front Yard:
Principal Buildings .................. 25 feet
Accessory Buildings .................. 30 feet
(e) Minimum Side Yard .................... 10 feet
(f) Minimum Rear Yard:
Principal Buildings .................. 15 feet
Accessory Buildings .................. 5 feet
(g) Minimum Floor Area:
Per dwelling unit .................... 600 sq. feet
(h) Minimum Off Street Parking:
Per dwelling unit .................... one space
(i) Maximum Height of Buildings .......... 25 feet
Section 3: The official Code of Aspen is hereby
amended by adding a section, to be numbered 11-1-5(1) which
section shall read as follows:
"11-1-5(1) T-1 Tourist District:
(a) Uses permitted:
Any use permitted in the T-tourist District,
subject to all requirements for area, lot
width, setback, height, parking and and other
limitations established in the T-tourist
District unless otherwise stated herein.
(b) Minimum Lot Area:
Single family and two family dwellings -
15,000 square feet,
Multiple family dwelling - per unit -
2,000 square feet,
Hotel, Motel, Lodge - per unit -
2,000 square feet.
(c) Minimum Floor Area:
Per dwelling unit -
600 square feet.
Section 4: In view of the fact that an area
recently annexed to the City of Aspen, Colorado, is unzoned
and new districts are necessary to properly zone such area,
the City Council of the City of Aspen, Colorado, hereby finds,
determines and declares that an emergency exists, and that
this ordinance is necessary for the immediate preservation
of public peace, health and safety.

times, a weekly newspaper of general ei~culation, published in the City
of Aspen, Colorado. in its issue of December 23 . 1965, and
was finally adopted and approved at a regular meeting of the City
Council on January 3 , 1966~ and ordered published as
Ordinance Noe 22 , Series of 1965 , of said City as pro~id~d by
