GRANTING SIGNIFICANT DEVELOPMENT APPROVAL
FOR THE TRUSTEE TOWNHOMES AT-THE-ASPEN MEADOWS
LOCATED AT THE ASPEN MEADOWS, ASPEN, COLORADO
WHEREAS, the applicant, the Trustee Townhomes At-The-Aspen Meadows
Condominium Association, requested significant development review for modifications
to units 2-9 of the Trustee Townhomes, a property which is listed on the historic
inventory; and
WHEREAS, as part of the Aspen Meadows Specially Planned Area review, HPC was
given authority to review any alterations to certain' areas of the Meado.ws, including the
Trustee Townhomes; and
WHEREAS, all development in an "H," Historic Overlay District or development
involving a historic landmark must meet all four Development Review Standards of
Section 26.72.010(D) of the Aspen Land Use Code in order for HPC to grant approval,
namely:
Standard: The proposed development is compatible in general design,
massing and volume, scale and site plan with designated historic structures
located on the parcel and with development on adjacent parcels when the
subject site is in a "H," Historic Overlay District or is adjacent to an
Historic Landmark.
2. Standard: The proposed development reflects and is consistent with the
character of the neighborhood of the parcel proposed for development.
Standard: The proposed development enhances or does not detract from
the historic significance of.designated historic structures located on the
parcel proposed for development or on adjacent parcels.
Standard: The proposed development enhances or does not diminish from
the architectural character or integrity of a designated historic structure or
part thereof; and
WHEREAS, Amy Amidon, in her staffreports dated June 11, 1997 and September 24,
1997, recommended approval with conditions, and
WHEREAS, conceptual review was granted at a public hearing, which was legally
noticed, and held at a regular meeting of the Historic Preservation Commission on June
11, 1997. Final approval was granted on September 24, 1997, at which time the
Commission approved the application with conditions by a vote of 7 to 0.
NOW, THEREFORE, BE IT RESOLVED:
That significant development approval is granted for Units 2-9 of the Trustee Townhomes
At-The-Meadows, Aspen, Colorado, with the following conditions:
1. The east side entry areas are to be consistent in terms of the exterior materials.
2. The materials on the new addition are to be compatible with the original Trustee
Towrthomes and are to be reviewed by staff`and project monitors.
