RESOLUTION OF THE ASPEN HISTORIC PRESERVATION COMMISSION
APPROVING AN APPLICATION FOR MINOR DEVELOPMENT LOCATED
AT 616 W. MAIN STREET, ASPEN, COLORADO
RESOLUTION NO~., SERIES OF 1999
WHEREAS, the applicant, William Manclark, has requested minor development
approval for thc property located at 616 W. Main Street, Lot N, Block 24, City and
Townsite of Aspen. The property is located in the Main Street Historic District; and
WHEREAS, all development in an "H," Historic Overlay District or development
involving a historic landmark must meet all four Development Review Standards of
Section 26.72.010(D) of thc Aspen Land Usc Code in order for I--IPC to grant approval,
namely:
Standard: Thc proposed development is compatible in general design,
massing and volume, scale and site plan with designated historic structures
located on the parcel and with development on adjacent parcels when the
subject site is in a "H," Historic Overlay District or is adjacent to an
Historic Landmark.
2. Standard: Thc proposed development reflects and is consistent with the
character of the neighborhood of the parcel proposed for development.

Standard: The proposed development enhances or does not detract from
the historic significance of designated historic structures located on thc
parcel proposed for development or on adjacent parcels.
Standard: Thc proposed development enhances or does not diminish from
the architectural character or integrity of a designated historic structure or
part thereof; and
WHEREAS, Amy Guthrie, in her staff report dated September 22, 1999, performed an
analysis of the application based on the standards, and recommended the project be
continued for restudy; and
WHEREAS, at their regular meeting on September 22, 1999, thc Historic Preservation
Commission considered the application, found one clement of it to meet the standards,
and approved a portion of the proposal with conditions by a vote of 6 to 0.
NOW, THEREFORE, BE IT RESOLVED:
That minor development for 616 W. Main Street, Lot N, Block 24, City and Townsite of
Aspen be approved as follows:

1. Minor development approval was granted for a storage shed at the back of the house,
to be approved by staffand monitor.
2. The request for a new roof and skylight will be taken up at a future date, when a full
proposal and plans are submitted.
3. The dining room and kitchen windows are to be restored to their exact original
vertical position.
4. The applicant may remove and replace siding to be specifically designated by staff
and monitor, and may use siding from the back portion of the house for replacement
pieces. Any vents that are to be added are to be approved by staffand monitor.
5. The request for egress from the ADU will be taken up at a future date, when a design
is submitted that has the least impact on the historic resource.
APPROVED BY THE COMMISSION at its regular meeting on the 22nd day of
September, 1999.
