Dt~VIS $ILVI I oF 2 R 10,08 D 0.00 N 0.08 PITKIN COUNTY CO RESOLUTION OF THE ASPEN HISTORIC PRESERVATION COMMISSION ADDRESSING REMAINING ISSUES WITH THE FINAL REVIEW APPROVAL AT 330 LAKE AVENUE, CITY AND TOWNSITE OF ASPEN, COLORADO Parcel No. 2735-121-28-001 RESOLUTION NO. 32, SERIES OF 2000 WHEREAS, the applicants, Bill and Ellen Hunt, represented by Lipkin Warner Design Partnership, have received final design approval for the property at 330 Lake Avenue, City and Townsite of Aspen. The project involves demolishing additions to the historic buildings and replacing them; and WHEREAS, the final approval, granted through Resolution 10, Series of 2000, March 22, 2000, identified several issues that would need further clarification before building permit; and WHEREAS, the architect presented information addressing these issues at the June 21, 2000 HPC meeting, at which time the HPC approved the proposal and/or added further conditions of approval by a vote of 7-0. NOW, THEREFORE, BE IT RESOLVED: That HPC approves the following actions for 330 Lake Avenue, City and Townsite of Aspen, as presented at the June 21, 2000, with conditions: 1. A design was presented for the lightwell along the porch on the south side of the historic house. The HPC requires further study of this design to include a defined walkway across the grate and onto the porch, to be approved by staff and monitors. 2. The front porch trim, posts, roof form, and eaveline are to match that found on the south porch. 3. A final design for the front door is to be reviewed by staff and monitor. The design of the door shall be based on evidence found in the original framing, including the installation of a transom window if it is clear that one previously existed. Trim on the door is to match that found on the rest of the historic house. 4. The bathroom window that is being relocated from the front porch to the south porch area shall be installed using the trim that currently exists. 5. Further discussion will be needed in regard to the entry door and porch on the north side of the historic house to determine if they may be removed and replaced with a window. Framing evidence shall be reviewed by staff and monitor once exposed. 6. When the brick is salvaged and re-used for the foundation of the old house, it shall be detailed so as to be flush with the building wall. This action is supported in the record of the Planning and Zoning Commission, who reviewed the project for impacts on Hallam Lake. A specific detail must be reviewed by staff and monitor. APPROVED BY THE COMMISSION at its regular meeting on the 21st day of June, 2000.
