APPROVING AN APPLICATION FOR MINOR DEVELOPMENT LOCATED
AT 616 W. MAIN STREET, LOT N, BLOCK 24, CITY AND TOWNSITE OF
ASPEN, COLORADO
RESOLUTION NO.~? , SERIES OF 2000
WHEREAS, the applicant, William Manclark, has requested minor development
approval for the property located at 616 W. Main Street, Lot N, Block 24, City and
Townsite of Aspen. The property is located in the Main Street Historic District; and
WHEREAS, all development in an "H," Historic Overlay District or development
involving a historic landmark must meet all four Development Review Standards of
Section 26.72.010(D) of the Aspen Land Use Code in order for HPC to grant approval,
namely:
Standard: The proposed development is compatible in general design,
massing and volume, scale and site plan with designated historic structures
located on the parcel and with development on adjacent parcels when the
subject site is in a "H," Historic Overlay District or is adjacent to an
Historic Landmark.
2. Standard: The proposed development reflects and is consistent with the
character of the neighborhood of the parcel proposed for development.
Standard: The proposed development enhances or does not detract from
the historic significance of designated historic structures located on the
parcel proposed for development or on adjacent parcels.
Standard: The proposed development enhances or does not diminish from
the architectural character or integrity of a designated historic structure or
part thereof; and
WHEREAS, Amy Guthrie, in her staff report dated October 11, 2000, performed an
analysis of the application based on the standards, and recommended approval for
portions of the project; and
WHEREAS, at their regular meeting on October 11, 2000, the Historic Preservation
Commission considered the application, found some aspects of it to meet the standards,
and granted approved for those elements o£the proposal with conditions by a vote of 5 to
0.
NOW, THEREFORE, BE IT RESOLVED:

That minor development for 616 W. Main Street, Lot N, Block 24, City and Townsite of
Aspen be approved as follows:
1. The HPC approves overframing the kitchen roof at a 3:12 pitch, sloping towards
the west. A detail of the eaveline must be approved by staff and monitor and must
be as close as possible to the existing detail.
2. A skylight may be installed on the new roof, but a cut sheet must be provided first
for review by staff and monitor. The skylight needs to be as flush with the roof as
possible.
3. Staff and monitor will need to review a roof plan to show how the new roof on the
kitchen will relate to the north sloping piece on the rear addition to the structure.
4. Staff and monitor can review and approve an alteration to one of the existing
window units on the east side of the loft to allow an easier egress route in case of
emergency.
APPROVED BY THE COMMISSION at its regular meeting on the llth day of
October, 2000.
