Resolution NO. 92-~.~.
WHEREAS, Design Workshop Inc (applicants) is purchasing a
portion of the adjacent U.S. West property for parking use and
because of the additional land area seeks to amend its parking plan
approved by the Commission on August 4, 1992; and
WHEREAS, a parking plan for a parcel in the Office zone
district must be approved by Special Review, and may include a
cash- in- 1 ieu al lowance; and
WHEREAS, the amended 14 space parking plan and 1 space cash-
in-lieu request was reviewed by the Engineering Department and
referral comments were forwarded to the Planning Office; and
WHEREAS, Planning staff reviewed the request and referral
comments and recommended approval with conditions pursuant to
Section 24-7-404; and
WHERE~S, on October 20, 1992, the Planning and Zoning
Commission reviewed the proposal and staff recommendations and
voted unanimously to approve the request with conditions.
NOW, THEREFORE BE IT RESOLVED by the Commission that it does hereby
grant Special Review and cash-in-lieu for the parking proposal at
the Design Workshop Inc. property at 120 E. Main Street with the
following conditions:
1. Prior to the issuance of a Certificate of Occupancy the
applicant shall make a one-time payment of $15,000.00 for one
parking space that cannot be accommodated on site.
2. Prior to the issuance of a Certificate of Occupancy the
applicant shall implement the approved parking plan.
3. The applicant shall obtain a tree removal permit for any trees
six inch caliper or greater that are proposed to be removed.
4. A sign shall be posted at the entrance of the driveway off of
Garmisch Street that this is a driveway and "do not block."
5. The cars shall only be stacked two cars deep.
6. Surrounding property owners shall be consulted prior to
signing the parking spaces.
7. This Special Review is conditioned upon Subdivision approval
