COlqHERCIAL GROWTH MANAGEHENT COMPETITTON
Resolution No. 12
(Series of 1984)
WHEREAS, the Aspen Mountain Lodge Project was the only competitor
in the 1984 Commercial Growth Management competition; and
WHERE]~, their request for 4,500 square feet is in the category
of "CL and other zones"; and
WHEREAS, the quota available in the "CL and other zones" category
is 3,000 square feet; and
WHEREAS, the appliclant received a score from the Aspen Planning
and Zoning Commission (hereinafter "Commission") of 34.36, a score
which is in excess of the minimum competitive threshold and therefore
is eligible for an allocation; and
WHEREAS, the 4,500 square feet is a small element of the overall
Aspen Mountain Lodge PUD Project and building the commercial space in
phases would be of no particular benefit; and
WHEREAS, all carryover of commercial quota was eliminated last
year; and
WHEREAS, the Commission would rather see Aspen City Council
maintain an inventory of available coK~mercial square footage so that
borrowing from future years does not become a factor.
NOW, THEREFORE, BE IT RESOLVED by the Commission that it does
hereby recommend that the Aspen City Council allocate to the Aspen
Mountain Lodge one and one-half (1%) years of quota in the "CL and
other zones" category, for a total of 4,500 square feet of commercial
space. The above allocation shall expire, pursuant to Section 24-
ll.7(a) of the Municipal Code, in the event plans, specifications and
fees sufficient for the issuance of a building permit for the one
hundred and seventy-two (172) lodge units are not submitted on or
before June 1, 1985.
BE IT FURTHER RESOLVED by the Commission that it does hereby
recommend that the Aspen City Council carry over the unused quotas in
the remaining commercial categories, as permitted by Section 24-
ll.5(f) of the Municipal Code, so as to make them available for the
1985 competition.
APPROVED by the Commission at their regular meeting on October
16, 1984.
