RECOMMENDING APPROVAL OF THE EAST HOPKINS PROFESSIONAL
OFFICE PROJECT GMP COMMERCIAL DEVELOPMENT APPLICATION
FOR 1984
Resolution No. 83- /O
(Series of 1983)
WHEREAS, in accordance with Section 24-11.5(a) of the Code,
August 1 of each year is established as a deadline for submission
of applications for commercial and office development allotments
with the CC/C-l, NC/SCI, Office, CL and other zone districts in the
City of Aspen; and
WHEREAS, one project is competing for a commercial square
footage allotment of 4,500 square feet; and
WHEREAS, this project is located in the C-1 zone; and
WHEREAS, no other projects are competing in the C-1 zone or in
any other zone category; and
WHEREAS, City Council Resolution 32, Series of 1982, carried
over 463 square feet of commercial space; and
WHEREAS, commercial activity exempt from competition occurred
between August of 1982 and July of 1983 with the construction of
the Thrift Shop's 1,440 square feet; and
WHEREAS, the available square footage in the C~i zone for the
1984 commercial competition is 10,000 square feet plus the carry-
over of 463 square feet minus the 1,440 square feet exempted, for a
total available quota of 9,023 square feet; and
WREREAS, the alloted quota for a previous project on this same
site of 9,656 square feet expired on October 1, 1983; and
WHEREAS, a duly noticed public hearing was conducted on
September 20, 1983, and a continued public hearing was held on
October 4, 1983, ]?~, the Aspen Planning and Zoning Coramission to
consider the commercial growth management application and evaluate
and score it in conformance with criteria established in Ordinance
49 (Series of 1981) which amended Section 24-11.5 of the Municipal
Code; and
WHEREAS, the project met the required thresholds in the
Planning and Zoning Commission scoring; and
WHEREAS, certain subsequent reviews will be required of the
project.
NOW, THEREFORE,
Commission of Aspen,
BE IT RESOLVED by the Planning and Zoning
Colorado, the granting of a commercial develop-
ment allocation to the East Hopkins Professional Office project
which consists of three 1,500 square foot offices (for a total of
4,500 square feet) is hereby recommended to the Aspen City Council.
APPROVED by the Aspen Planing and Zoning Commission at their
regular meeting on October 4, 1983.
