RECOMMENDING APPROVAL OF THE
COORDES SUBDIVISION EXEMPTION

Resolution
WHEREAS, the Aspen Planning and Zoning Commission has reviewed
the Coordes Employee Housing Application as well as the Application
for Subdivision Exemption fpr the purposes of condominiumization, and
WHEREAS, the Aspen Planning and Zoning Commission through their
Special Review made the determination that the application by Heinz
Coordes was in fact for low, moderate, and middle income housing~
thus exempt from the Growth Management Program~ and
WHEREAS, the addition of three units to the existing site would
not be in violation of the densities allowed within the RMF zone,
NOW, THEREFORE, BE IT RESOLVED by the Aspen Planning and Zoning
Commission that they recommend for approval the expansion of the
existing property of Heinz Coordes with the addition of three units
for the intent of providing employee housing~ and further recommends
for approval the subdivision exemption for purposes of condominiurai-
zation conditioned that the applicant deed restrict three units within
the structure, one low, one moderate, and one middle-.income unit, and
the applicant install curb and gutter along his property and enter
into agreement to install a sidewalk at such time as sidewalks are
consistently installed within the neighborhood, and the applicant~
at such time in the future that sidewalks are installed, find alter-
native parking to that which now exists within the public right-of-way,
and further conditioned upon the applicant complying with the six-month
minimum lease restriction of Section 20-22 of the Aspen Municipal Code.
Adopted this 16th day of October, 1979, by the Aspen Planning
and Zoning Commission.
