Galena St. - Aspen, CO 81611 Dear Steve: , I am herewith making application to the Historic Preservation Committee for a review of certain architectural and design changes being made by the new 0#ners of the Storehouse Building at 121 S. Galena Street. I have enclosed a letter from the owners authorizing me to make application on their behalf. This building rece·ived full HPC approval in the fall of 1986 as a part of the Growth Management Application process. Since those approvals were granted by the City and HPC the ownership of the property has changed due to the failure of the original owner to complete tlie project. The new owners, "C" Associates, are prepared to immediately recommence construction subject to certain changes now being requested. Originally the building was to be home of the Nature's Storehouse restaurant. As part of this, the restaurant was to be located on the ground floor and a portion of the basement. Little Cliff's Bakery was also hoped to be in the new building with offices on \\ u the second floor. Now those spaces to be used for retail and cS•*hz '?' N bakery in the basement have been converted to mechanical and , Tiv,#w·011 4 kt,v\© -storage spaces while the ground floor will be retail space. The 1 fjo"-110447 second floor office space will be increased by some 500 square 161 5 - of the building. 6 feet by the addition of a second floor element on the north end The exterior treatment will remain brick, with the addition of sandstone as an architectural element to highlight the brick and enrich the facade. The only other change in the exterior will be to enlarge the street level windows from a scale appropriate for --- a restaurant to a scale needed for a retail store use. The architectural changes being requested will reduce the overall FAR by some 600 square feet while balancing the elements of the building there will be no change in the height or ultimately perceived mass of the building. The materials will remain the same and will be enrichened. Colors, illumination and signage will remain substantially constant. i f Mr. Steve Burstein July 7, 1987 Page Two I am including copies of elevations and floor plans which outline the design changes being proposed. Further elevations and a model will be available at the meeting to further detail the proposed changes. I am requesting time at the first available meeting of the Historic Preservation Committee. Our construction goal is to begin as soon as possible and complete the building prior to this winter season. Respectfully submitted, Perry Hariey PH:mao ' . '•¢w · · . -· ~.
