CONCEPTUAL REVIEW WESSON CLINIC
Pasquarella,
Georgeann Waggaman steps down for the Bill Wesson conceptual
review of the Wesson Dental clinic S.W.Corner of 5th and Main
Street.
Showing renderings to the board,on these rendering the dotted
line at the top of the building shows where this rendering was,
the major change is in the roof, height has been taken away, 11
feet off the Main Street visual, with the change in the roof it
will appear less officey.Wesson stated that he likes a lot
of shrubs and trees and landscaping to mass the building.
Wesson said there will be a little seating area, a handicapp
ramp off the 5 th. with a double entry.
This will be set back 22 feet from the 5th street side and 28 feet
in from the Main Street,so the trees will remain.
The footprint will be the same.
The roof has been angled back, and changes the impact of the
building and makes it look more residential mass wise, by lowing
the roof and keeping the windows more in scale with residential.
This would give a contempory quite building,looking like a
residence or a commerical building.
Wesson wants a modest sign,with small lettering.
The problem in the winter will be with the snow load,with the new
roof,and preferring a metal roof with a gutter to help drain in
brown or brownish green.
Mary Martin said she feels a shake roof would look nice and
referring to a house on Third Street, it has a shake roof and is
grey and green.
Wesson said that he would agree with the grey green.
James said with the new changes the front facade know
has a nine foot staight facade compared to the first facade of 20
staigt feet across. And this plan adds more interest and pitch
to the roof line.

Wesson said so far as the rail is concern it can be wood or
metal, so long as it helps prevent someone from falling off.
Wesson said he would like to have earthtone color used, and Mary
Martin said that perhaps if the door could be changed, and have a
nice old door.
Zoe Compton said that a shake roof would tone it down more than a
metal, a wood shingle ,but not a pattern,with a nice door..
Waggaman asked that with the shake roof cann't you get the kind
that turns silvery grey as they weather.
MOTION WESSON CLINIC CONCEPTUAL
Bill Poss moved to approve for conceptual approval on the
presentation given this meeting,by Bill Wesson for the Wesson
Dental clinic at 5 th and Main,with the condition that the
applicant take consideration to the comments of HPC,based on the
roof materials,railing and the wood siding,and the front door;
seconded By Zoe Compton,all in favor, motion carried.
Georgeann Waggaman joins the meeting for the other items.
Independence Lodge-Stan Mathis
Mathis said that his cleint would like to do add a canopy with
signage to idenified their entrance, in addition to the things
that the applicant has agree to do in the approval.
The interior alcove will be painted to match the windows around
the building, that is the white and green colors that are consistent
around the exterior.
This is a preliminary review so Mathis does not have the colors
with him.
The other part of the discussion was the wood grills between the
columns,as shown on the orginl proof plans, the applicant will
still do that. These will be behind the canopy.
The caps will be made, and cased by a jeweler, and put up on top
of the columns, and if at such time the canopy is removed then
the columns with the capitals will be in place. The entrance will
be like it was on the orginal.
Mathis said he would like to see brass poles to hold up the
canopy.

Compton said that she feels that the poles should be of iron, and
that the post are special and in keeping with the type of building
that this is,fluted or victorian not brass.
The Independence does have a encroachement of six feet, Mathis
stated.
Compton said that the light fixture on this building are exceptional
and she does not want to see these defused with the canopy.
Poss said that if the applicant plans to use this type of canopy,
will this type be carried around the building whether they are
round or square,Cross Road Drug is own by a differnet person, and
Mathis is not sure what there plans are for sure. The canopy shoud
be contemporary in nature,and look like a awning than a structure
pole.
MOTIONL INDEPENDENCE BUILDING CANOPY
Nick Pasquarella moved to approve for conceptual the new concept
of the portion of canopy 20 by 6 with the intent that the
applicant looks closely at the materials, and bring this back to
HPC for final approval with the poles also, second Zoe Compton.
all in favor, motion carried.
Independence Lodge-old requirement
Nick Pasquarella said he wants a date when the caps will be in,
the painting done and this should be addressed at the public
hearing.
Bill Poss stated that for each applicant the conditions should
be on the copy that is keep on file both in the building department
and planning, and when the applicant comes in for final occupancy
permit all conditions of HPC should have been meet before
signing off.

The changes are the court yard is flip,leaving a much larger open
space,with this plan all the building start to relate,and looks
more like the Pitkin center complex,Wax should become part of
these and finish out the complex.
The building was two different heights, by fliping it

the lower part of the building is towards the lower building.
And stepping back, minimized the impact,and lower the whole building
by four feet.
The material will be a sand stone and tumble brick,with the edges
knock off,sand stone lentials and sand stone sills.the sandstone
moves up and down, with iron railingswith a decorative stairway.
Waggaman likes the idea of the centeral section of the plans.
Klm the applicant has gone around the building with windows and
cornice except the side thats on the property line.
Mary Martin moves to approve for conceptual approval and commend
the applicant on the presentation, second by Nick Pasquarella,
all in favor, motion carried. Plans can be seen in the planning
office.
Bill Poss joins the meeting for the next item.
Mary Martin would like HPC support on the relocation of Little
Cliff's Bakery not changing the mass or shape, but to clean it up.
203 E. Main Street and will go to P&Z then HPC.
RESOULTION 86-1 HPC ENDORCEMENT OF ASPEN AREA COMPREHENSIVE PLAN
HISTORIC PRESENTATION ELEMENT.
Burstein said that HPC needs to make a motion on these plans,
as discussed in work sessions and revised according to HPC ideas.

section to encourage remodels.
86-1 Resoultion Motion
Bill Poss moves to approve the Resolution 86-1 as presented by
staff, and directing Steve Burstein, to add interior remodel and
changing 2 d and e with 3 b and e,suggested by HPC Nick
Pasquarella seconds,all in favor, motion carried.
