HISTORIC PRESERVATION COMMITTEE
REGULAR MEETING
NOVEMBER 11,1986
ROLL CALL, Mona Frost, Georgeann Waggaman, Bill Poss, Nick
Pasquarella,Marge Riley, Mary Martin,(arriving late) Charles
Cunniffe, and Pat O'Bryan,staff Bill Drueding.
Old Business:
PITKIN CENTER
Public Hearing and final review of the Pitkin Center 520 E. Hyman
Bill Poss will step down, his office Kim Weil will be present-
ing. Weil has been before HPC for phrase one of the Pitkin Center
this is phrase two, showing drawings on the board.
Weil said that the plans have not been changed that much. The
plan is to build the building in one phrase now.
The sand stone , some of it will be smooth at the top of the
sills and the sign blanks, and brick will be a tumbled brick ,
the color has not been selected yet. Samples will need to be seen
be HPC.The brick accent will be brick that is cut and instead of
set in a run will be set the other way. The kick plate will be a
wood material, and will have trim around it where it meets the
sand stone, and has a small wood detail in the center to give it
high light,and does have a sand stone sill.

Preliminary review Stefan Kaelins
Preliminary review of Stefan Kaelins- these have been approve and
wish HPC to review, that will be studier revision- Gary Reed.
The straight retractable had been approved earlier, showing the
new request drawings to the board, The applicant had a problem
with the end flaps for the awnings.

Martin said the building looks bottom heavy.
They will be the same color, the one in the middle will be light
green, and the others darker green.
Open to the public comment, none, closed.
Motion Revision_Stefan Kaelins awnings
Nick Pasquarella moved to approve for final review the changes
in the awnings,Mona Frost, second, all in favor, motion carried.
Drawings of plans can be seen in the planning office.
Request for reconsideration: Maestro's awnings
Chris Di Pietro
Waggaman gave an up date to the project, stating that the board
did not know at the time that the applicant had purchase the
awnings ahead of the approvals give, there has not been good
communication, Zoe Compton was working with them, but there
seems to be amiss in the system. Di Pietro gave a up date also,
stating at the last meeting that he stated the material is not
shiny, it is a very flat fabric, it looks like canvas once it is
up. The managers of the building were present and said they have
been working on the choice of color with Maestro's. Pasquarella
said at the last meeting the vote for the awnings was 2 and 2
motion failed.
Sharon Kahn said they did try lavenders to go with the turquoise
awnings, and when the awnings get a layer of dust on them, they
will not be shiny,and since the vote was close, showing the
members the choice of colors as given for the record and kept
in the planning office file.
Turquoise will be the dominate color.
Bill Poss said he would move to reconsider,the awnings, some of
the concerns he did have were the plastic fabric, would it hold
up to under the cold or ultra violet light, the applicant would
no let this fall into disrepair in front of his own building.

Motion to Reconsider
Bill Poss moved to reconsider the request for awnings for
Maestro's, second by Marge Riley, all in favor, motion carried.
Motion_Maestro's awnings
Nick Pasquarella moves to accept these colors and this
arrangement of the awning for Maestro's as presented on November
11, 1986 approved plans can be seen in planning office,second by
Mary Martin, all in favor, motion carried.
Bill Drueding said that if these awnings are not retractable,
then, a encroachment license will be needed, a sign permit will
be need for the signage, through the building department.
PRELIMINARY REVIEW:MESA STORE- WESTEC BACK DOOR AND EMERGENCY
GENERATOR HOUSING.
Harry Mayer, of Harry Mayer Construction doing the remodel on the
building.
There is an existing door in the back of the building now, that
has been closed up and had matching siding placed over it. The
request is to place the door about two feet from the other
doorway.
That will be an employee entrance , the detail will match the
windows, and the door will match the windows.
Westec being a security company needs a back up generator that
will allow the electric to be off for 48 hours, and will run of
two propane tanks that will be enclosed in this enclosure, or if
the black out has not been fixed than the tanks can be refilled
and kept running. This would be place on the west side in the
back ,it will be a concrete structure base wall backing against
the building. This will not be physical attached to the building
but that a piece of plywood put against the building and the
cement against that.
The cement container will be 8 inch wall sides and top and base,
but the concrete will not be seen, and will be finished with the
same siding as on the building now, there will be some louver
doors on the front for ventilation, and will be red and white.

Motion-Westec_ Mesa Store
Marge R~ley moved to approve the request of a back door entrance
and a contained generator for the Westec Security building,
second by Nick Pasquarella, all in favor, motion carried. Stamped
plans can be seen in the planning office.
PRELIMINARY REVIEW LA CERISE/ASPEN T SHIRT SHOP VALANCE
Mike Slatter acting for Tom Boselli, the request is for a stretch
piece of canvas,12 inches deep down parallel to the board facing
all the way across the front of the building. There is a concern
and this is why Bill Drueding is requested to be here, there is a
question of weather it is an sign and not a awning, look at the
details directed Georgeann Waggaman, it is a piece of fabric 12
inches wide horizontal, at the top of the windows and is 20 feet
long, and it is under neath the over hang, it does not give sun
protection, and seems more like a stretched canvas sign.
And the canvas says Aspen T_ Shirt Company.
Bill Drueding said that this is a sign, not a awning, and needs
to come to the building department for a permit, and does not
come before HPC.
PRE APPLICATION-AJAX MOUNTAIN BUILDING THE POLO SHOP.
Gary Reed presenting, The request is for the Polo Shop,the
applicant does not want retractable awnings,there are four
purposed awnings,two over the 45 degree angle, semi dome or
quarter circle awnings, ridged frame awnings,and the entry way
awning will be the Marky canopy would be 74 inches wide, 44
inches in length and the walk being a 141 square feet addition,
the material would be navy blue, the polo figure is request on
three of the four awnings and gold leaf lettering.
The request deals with an interior walk way, the flight of stairs
is on the south facing and does not get as much snow on it.
Drueding said that with the interior stairs the over hangs, are
an increase in the FAR,they are in the open space, and will need

a variance for that, and there will be zoning problems, and the
logo can not be more than 18 inches high.
Cunniffe said there is no other awning on that building, but
there is glass over hangs over the walk ways internal that are
angler and now the applicant is changing the floor mat of
something that is are ready going .
Martin said that she felt that the three awnings were not need in
an interior space but that the awning over the stair way she
liked the idea.
Waggaman said that she feels that a architect should design the
whole building with the concern for awnings.
Poss said that this design is not a functional item, and
tible with the architecture that is already there, this

Waggaman said she feels that this should not be tabled but that
it should not be before HPC.
MOTION- POLO SHOP AWNING
Mary Martin moves to reject this design and concept of awnings on
this portion of the building, The Polo Shop be denied, as
presented ,an can be seen in the planning office files of plans
shown this date Marge Riley seconds,
Discussion
The question the applicant asked about is HPC totally against any
design of awnings on the building,
Waggaman said the board is against this design.
Frost said the building has straight angles than all of a sudden
you come up to curves, that what she objects to, the idea of a
awning should go along with the building.
Waggaman said that if awnings are to be consider for this

building than the whole building should be taken into considerat-
ion, and all the stores should be included in the design phrase.
Vote called for,all in favor of rejection,motion carried.
