The meeting open to the final review and Public Hearing for
the Whale of a Wash, with Bruce Sutherland,and Dick Fallen.
Showing the board architectural drawings of the out side of the
building. (Plans can be seen in the Planning office for this
project dated 5/28/85).
Bruce Sutherland referring to the second sheet of the plans he
presented today, the first sheet was presented at the last meeting.
The front is to come off of the Whale of a Wash Building,it will
be a brick facade with the natural brick color, the choice will
be brought before HPC at a later date. Also they wish to have
awnings, which will come back for HPC approval of choice of
colors at the same time as choice of brick color. They are going
away from the existing buildings, but are bring the streetscape
across. The current Chitwood Building has the brick pavers and
the street trees that go all the way up Mill Street, and across
Main Street, and that will come across in front of the Whale of a
Wash building, so they will have a brick sidewalks and the street
trees. This building will be compatible, but it will be different,
it will not be the same type of building as the projects.
As it set as far as renovation that is going on now, the Cantina
Restaurant developement, and Pour La France, and the office space
above ties together.
Richard Cicero asked about the type of glass to be used?
Bruce Sutherland said it will be a clear glass double pane.
Richard...noticed on the Chitwood Building,it looks like sheet
glass rather than float glass, the glass on the Chitwood Building
gives a strange effect, and he would like to see them used float
glass on the Whale of a Wash.
The existing building is ten feet high, and the new plan is to go
approximately fourteen or fifteen feet high, so what ever is
back in behind, will be covered anyway,and the old things will be
taken off that are not applicable anymore. They would like to
finish this up about the same time that the streetscape plans are
being done for the Chitwood building,which is about mid or the
end of July.

Materials and awnings and choice of color will come before HPC
later.
Mona Frost on the east elevation is there enough space in there
trees?
Bruce said yes, there is they have talked to Jessie Maddalone
and he feels its okay to put an awning there and then landscape it.
Bill Drueding the canopy will be over public property and then
needs to be claspible or get an encroachment license if they are
caspible, and the planters will need an encroachement license also.
Bill asked that both this items need to be on record.
Georgeann Waggaman, if they do not get an encroachement license
the applicate will have to come back to HPC.
Bruce Sutherland said the plan is for retractable awnings, the
only thing might be the planters along the window seats.
Georgeann Waggaman asked for any other comments: none: Public
Hearing closed.
Mona Frost moved for approval of the Whale of a Wash Building as
presented by Bruce Sutherland, as shown today, plans can be seen
in the planning office,vote called for, all in favor, motion
carries.
Three sets of plans need to be stamped.
Old Business:
Preliminary Review of the renovation and addition to the Sardy House
128 E. Main, Frank Peters giving the presentation.
Showing the members renderings and a model of the planned changes
for the Sardy House.
Mona Frost refers to the Carriage House as the Peck House,it was
Rachel's parents place whebn they came to visit. There has been a
lot changes from the orginal time it was built,and does not
seem to be as sound as the big house itself.
The addition will be in back of the orginal house
alley that has been vacated,and will back the
building.

The set back will be five feet on one side and ten on the other
side.
There is a plan for a small swimming pool that will be on the
Library side of the house.
Either fences or a continuation of the rod iron will be used.
The garage was a none conforming use,that will be decreased,by
moving it back.
The garage and the Mortuary were added in late 1950's. On the
other side of the vacate alley is another 25 feet of property. There
is nothing built on that side of the property except for a few
sheds.
The orginal house will be left entirely intact, except for a few
minor changes, the interior they will add a bathroom,Exterior,
they wish to use the entrance and to continue the railing that
goes all the way around here, and one portion of the back porch,
so they will have a walk way that comes off the back, over to an
entrance to the house, that is in the new part in back, and then
there would be a door cut in to the part that sticks out.
There will be a path through the trees to get to the other rooms.
The ground floor,there will be only one rented bedroom, the
living room remains the same,the dining room will be the same,
the kitchen will kind of be kitchen again, but the real activies
of the kitchen will happen in the new structure that will be in back
of the house, the kitchen will have an informal bar place, and a
place for serving food. Stairways and the circulation will be the
same. The reception desk will be straight ahead as you come
in,right by the stairs.
Up Stairs they will use the existing bedrooms and baths, and
adding one bathroom
The old walls are still there and the windows are still there,
and the addition will be built up against the back side on the
house,their plans are to demolish that addition, then add the new
portion on to the back, which on the lower levels the new kitchen
a stairway that connects down to the verticle stair that is
required. There will be two new rooms, one on top and one below,
then bathrooms will be added ,there will be a circulation corridor
that will go across the passage way to units on the back

The Carriage House:
They have not decided what they wish to do ,the building is two
layer thick brick, the main house is four layer,this is in very
bad shape,it has had holes cut into all the brick walls several
times,the windows are not good,there is a question of to whether
the building can be saved at all. The floor when you walk,is
rickity,the walls are thin with no insulation. The builders will
not know till they start to take the surfaces off the walls.
It is not made of the same brick as the orginal house. If they
are not able to save the carriage house they might design something
new for that area,more like what they did on the other side
The building on the back is about twelve rooms, ten up stairs and
two rooms on the ground level,on either end, and parking under-
neath it, and connected by and over head passage way
Materials they want to use the same as the orginal house, they
are going to use singles,match the bricks to the orginal house,
and this is something that has come up on the matching of bricks,
on trying to match the bricks of the orginal house, would mean
they would have to clean the bricks of the orginal house.
This is what the client would like to do if it is not at great cost.
The bricks are green with age,and they were made here and matching
them will be a real trick, the plan is to clean the orginal house
and get a color, then find a uniform color, then could be matched
to very ones satisfaction, they feel the bricks are unsitely,
water stained, where the roof leaked for years, dark and light
patches on the brick,the bricks under the eves have not gotten as
much weather or staining etc. and they are a dark rich red brick.
The members discussed the cleaning of the bricks,
The Wheeler was cleaned and it shocked some people to see the brick
pink, but it looks nicer now, and they feel it will be the same
with the Sardy house,they just want it to look nice. They want
the bricks to procress in color at the same time.
They will have to do some research on how to clean the brick,
an what technique will be used.
Also they will have to check with the Historical Society
Denver and see what they recommend.
The Hotel Jerome has done a lot of research also.

If they do not clean the orginal and try to match the addition to
the color on the house they still will be a difference

the aging process will be noticable for a long time.
The changes being done will mostly be done at the back and people
driving down the street woll not notice the construction as much,
as other places in town.
They will come back to the board if any changes need to be done,
like the carriage house, Georgeann asked if the same scale of the
building would be maintained, if it could not be saved, and that
it coud not be seen from the front part of the house.
Georgeann...brought up that the applicant can not have a straight
line without breakage when you are dealing with 3 or 4 lots.
there needs to be a break or change, and that should be checked out.
There will be a handicapp excess to one of the rooms in the new
part at the back of the lot.
Richard Cicero asked about the circulation for the garage.
They will use the alley, and they will come off the street using
brick pavers and it will be heated under them.
The house is American Queen Ann, and the plan is to continue that
style, with the new addition
The window shape might be different in perportion to the orginal-
house, but they will be appropiate Queen Anne.
Connie McCrudden moved to approve for preliminary review to
accept
Georgeann Waggaman asked that the board might want to see a
little more on the exterior of the new section,especially for the
public hearing meting.
The rendering does not show the other windows, it shows the
windows on the front dormers and they want to put windows on ht e
corners like it occurs in the orginal house, said the applicate.
Richard Cicero admends the motion:to state;HPC will need more
renderings and the elevation of the addition, seconded by Pat O'
Bryan, all in favor,motion carried.
Bill Drueding asked for the record that there are zoing problems,
and might invalidate the approval of this board.

This board gives only historic preservation approval which means
the visual aspects that which is seen.
Georgeann Waggaman asked that the applicate post a sign that a
Public Hearing is scheduled for June 25 th for this project.
