Historic Preservation Committee regular meeting ~ I~, 1983
The Historic Preservation Committee held its regular meeting on October 18, 1983
in the City Manager's office. Present were chairperson, Georgeann Waggman,
Terry End, Nick Pasquarella, Connie Mc Crudden, Mona Frost, Colette Penne,
and Bill Dreuding. Gretchen Greenwood will be asbence form October -November
16th. Richard Cicero also attended the meeting.
The meeting was opened by Georegann Waggman;
The Aspen
First item of new business was the conceptual review of an
addition to the Aspen, formally the Applejack Inn,by
Russ Pielstick, Russ said they would like to put in three
units which are seperated from the remodel of the Applejack,
that HPC saw a few weeks ago, the structure will be
free standing and elevated over the exisiting parking
area, the material and colors will be that the HPC has
already approved for the main structure, the new structure
will be solor heated; the one material that will be added
to the ones HPC members saw before will be that of alucobond,
this is an material that can take the constact inpacts from
the auto antennas and remain attrative, the color is a buff,
showning the members a sample of the material.
Colette Penne said that this addition will be in the S.E.
corner of the site,.
Geergeann Waggaman said that this was so modern, and supposely
will not see the pedistalatall from the street with the
six foot fence, visually;
Gergeann Waggaman asked if the material will be the stone,
Bill Drueding said that this does have to go through the
GMP process;
Asked about the bronze glass, yes, with solor curtains, they
lose some of the benefits by using the bro glass ,but it
softens, the inside you would not see any color at all,
only from the outside would you see any color, tinted but
not reflective in bronze, the cutains behind the glass when
down, will be a big flat panel in each of these sections.
Colette Penne asked how far is it from the new structure to
the mai~ one, and Russ replied about 29 feet.
Concept of the building has to have HPC approval before it
can compete in the GMP, and the question the members should
ask themselve~ is the sitting, and in the Historic District,
should a building be set apart from 'the main one with stilts
out at the other end of the parking lot, it doesn't seem
like a good design solution, even though it matches
the main structure thats find, and if the ma sing was up
closer to the other structure, it would be much better, massing
perportion and siteing are the main consideration.
if you say okay to this with the stilts units, then HPC
might at a lat~er time have to approve another on stilts.
Georgeann Waggman said it was startling in the context of
this community, but the stilts in this case, are and internal
problem, the should be what people see from the
street, sidewalks whatever, Georgeann said it would be
much better i the members could see a rendering,in the winter
time when the trees dont have there leaves, and see what kind
of mass f there really is;
Colette Penne said that a six foot fence is not going to hide
that this project is on stilts, Bill Dreuding agreed,
from the far lane of Main Street, Also Bill Drueding
said that the fence can not be any higher than six feet
at any point; and the parking structure can not be less than
seven feet,
Mona Frost said the improvements so far on the AppleJAck have
really been improved, and the tree units here will not
make that much differences;

Nick Pasquarella said that he felt that they were clutering
the parking area up with the stilt effect.
Bill Dreuding said that the cover or stilt effect is
being counted as floor area ratial
A rendering is definitly need at lease to the dramatic stage,
~erry End said she did like the design, but the solution for
the visual impact on Main Street she was not sure of;
Connie McCruuden said she felt the applejack is such
and improvement and doesn't see problems with the units being
seperate , with its own walls will not be so massive.
14 1/2 feet between the main Building and this one, Russ
said he had taken the face of the buidling for the 29 foot
measurement;
Connie Mc Crudden said ~ith land s ping will not be such
a problem.
Bill Drueding said that fence because is a corner lot,
has to drop down to 42 inches.
Terry End said that this will have to be looked at
some more
Colette Penne said before they go the expense of rendering
and soforth, the FAR question should be answered.

Bring forth plans to show the members, the front and side
elevations will remain the same on the first floor area,
in the brick,the only thing they attend to do is to clean up
the brick, then on the upper floor the existing windows
that there is presently open it visually for the view of
the slopes; The trim presently up on the facial board
is black, and would change to natural cedar, and the stucco
is in blue, which would be changed to white, and the trim on the
windows, the new windows would be matching the lower cedar;
There will be an additional wall brick screen, to match the
existing b~ick, at the alley to screen the trash, and ab
screen to match the stucco wall ajoining the flat roof area
of the Pitkin Dry Goods, at the alley to hide the mechanical
equipment.
Georgeann Waggman said with that much glass in there it
will be hot, will there be a special kind of glass in there?
They plan to put solar glass in that will be clear, not
solar but insulated glass Jim Clark said.
There will be dining up stairs, and a kitchen and some dining
down stairs; The counter will be on the first floor.
Jim Clark went on to say that they know they are over the
sign limit as of now, and will talk to Bill Drueding about
that.
Bill Drueding reminded them that the large M will not be
premitted, that the largest letter can be 18" high, the
signs will be on the windows,
Feed back from the committee:
Richard Cicero, so long as the signs are approiate size,
Discussion continued.
Mona Frost moved to approve the changes for 406 S. Mill
for Mc Donalds ~r the proposed exterior elevations and
signs subject to the sign~code, Connie Mc Crudden seconded,
all in favor, motion carried.
Aspen Laundry
Aspen~undry and Dry Cleaners- Russ Pielstick
the owner wants to go to brick, real brick, like the Ajax
Mountain Building,
Richard Cicero moved to approve the choice of brick for the
Aspen Laundry, comming back to the committee with the choice
of trim color at a latter date, seconded by Mona Frost
all in favor, motion carried.
Colteete Penne asked the members if they wish for a site
visit to 627 and 633 W. Main, they have been repainted.
Also it was brought up the choice of brick on the Aspen Plaza
Building,

The Historic Preservation Committee met in the City Manager's office,
present were acting chairperson, Terry End, Mona Frost, Nick pasquaretla,
Connie McCrudden, Gretchen Greenwood, Richard Cicero, Colette Penne,and
Bill Dreuding.
The meeting was opened by Terry End.
Nick Pasquarella moved to approve the minutes of September 13,1983
seconded by Mona Frost, all in favor, motion carried.
Awnings
Chefs d'
Aspen
First item of new business:
Sally Mullen asking for approval of awnings for Le Chefs d' Aspen,
over the front entrance at the corner of Copper and Hunter Street;
The building is pink, with grey and charcoal trim, so the awning
will be a charcoal with the trim being a dark hunter green as
on the two signs with out signage on the awning, the
canopy will be a dome type effect, with support comming from the
building.
Mona Frost moved to approve the choice of color and awning
for the Chefs d' Aspen, seconded by Nick Pasquarella, all in
favor, motion carried.
Colette Penne said she would put the material for the case in her 2
files, since the HPC stamp was not at this meeting.
Second Item: Color palette- 627 and 633 W. Main.

Colors
Review of the color palette for the victorni~ns at 627 and 633
W. Main by Kathy for Stan Mathis and Associates
The colors for the 627 are not changing a lot, that is the
brick house, and they would like to use Dersert Loam, Moohrock,
and Golden Brown, all in the mustard range and earth tone ,
the bulk of the house will be the Moonrock, the top
will be the lighter shade, and the facial will be the darker;
Nick Pasquarella asked if he recalled right were not these
two houses going to be joined by a deck in the back;
Yes they will have and a joing deck, but it will be hard to
see because of the fence.
The choice of colors for the larger house on the corner lot,
Laurel Blossom, Dewbeery,and Lavender Frost, this house is
a frame one, and brought forth a lot of discussion as to
the choice of colors, the members felt perhaps a light shade
of grey could be used the , the members liked they colors
of the blues on the palette, but the owners ruled those colors
out as they choices;
Richard Cicero moved to approve the choice of color for the
brick house at 627 W Main in the mustard range colors,
Nick Pasquarella seconded the motion, all in favor, motion
carried;
Gretchen Greenwood moved to approve the colors for the house
at 633 W. Main in thegrey specium, lavendar frost, grey-
cool light grey,for the main body of the house, and
Dewberry and Laurel Blossom for the trim colors, approving
these four colors, and which ever looks best on the house
to use;Richard Cicero seconded the motion, all in favor,motion
carried.
Awnings
Mason &
Morse Building
Canopy for the Mason and Morse Building, Bill Drueding said
that no one had applied for a sign permit for the awnings
at the Mason And Morse and would like the memebrs to take
site visit over there for he could get there opinion on them,
The canopy is for the sun protection .... the meeting was
ajourned to the site,
The members approve the awnings for the M~son and Morse Building,
with out the signage on the awnings. Motion Carried.
