Members Present: Stacy Standley, Jenifer Pedersen, Pete DeGregorio, Ramona Markalunas,
Michael Behrendt, and City Manager Phil Mahoney.
PTARMIGAN USE PROPOSALS:
Representative of Fitzgerald Real Estate outlined proposal by Dan Wiegner of the Pomegranate
to lease and continue present usage of the Ptarmigan. See attached proposal.
Representatives from Music Associates and Aspen Country Day School submitted their proposal.
Usage would be centered around educational aspects with arrangements with the City that the
City retain dining area and bar to coincide with the golf course. Music Associates would
utilize the facility during summer months only at a lease cost of $9300.00 per summer and
would be used as class rooms and faculty and student housing. Some meals would be required
on the premise (mainly breakfast for those living on premise).
Representative from Country Day School stated they are considering year around school,
mainly for those students involved in winter activities to the point of missing many hours
of classes. Inquiries have been received from out of town children desiring education and
involvement in Aspen winter activities. Considering a boarding school with approximately
48 students. University of Connecticut desires to hold work shops in Aspen. Also with
availability of space could offer adult education classes and instruction for those of all
ages in specific subjects.
Offer $25,000 per year progress up to $30,000 over a period of five years which amount in-
cludes the $9300 of A.M.A..
Will be offering flexibility in the field of education and will not be increasing tourist
beds.
Mr. Bob Freimuth submitted proposal to lease the Ptarmigan as it exists and in addition
construct a health center on the premises consisting of 2300 square feet. Health center
woulc include a hand ball and paddle ball courts, two indoor tennis courts, locker rooms,
exercise rooms, etc. Outside propose two to four tennis courts. Construction cost about
$900,000. Would require a master lease for 30 years. Willing to guarantee $25,000 a-year
with a percentage of gross. Long term lease would be required to obtain financing for con-
struction.
Proposal was made to continue usage of present Ptarmigan plus construction of 12 tennis
courts to be built over 2 year period. Would require a 10 year lease with 5 year option,
offer $20,000 per year on the lease. Operation would be operated as a private club.
Would require from the City that the present structure be inspected by an engineer, swim-
ming pool be put into working order, liquor license be transferred as soon as possible,
land for 12 tennis courts be set aside for that purpose, parking lot and driveway be paved.
Penny Onegian, manager of premise for last few years stated the business has steadily in-
creased over the last few years. Have worked with the people of the Pomegranate and found
them to be good operators. Presently exists a tentative arrangement for Ballet West to
return this summer in August.
