Main Street DATE: May 3, 2005 CC: Sarah Oates, Zoning Officer ---------------------------------------------------------------- ---------------------------------------------------------------- SUMMARY: StatIrecommends approval for a Change in Use of a historic cabin located at 701 W. Main Street from residential to commercial. This property is listed on the Aspen Inventory of Historic Landmark Sites and Structures. APPLICANT: Marshall and Susan Olsen, owners. PARCEL ID: 2735-124-46-004. ADDRESS: 701 W. Main Street, Lots H and I, less the west 2.35 feet of Lot H, Block 19, &.ty and Townsite of Aspen, Colorado. ZONING: MU, Mixed Use. STAFF REVIEW: Section 26.470.070.D.I of the Municipal Code provides a GMQS Exemption by the Community Development Director for the Change in Use of a property listed on the Aspen Inventory of Historic Landmark Sites and Structures if it does not increase the building's existing floor area ratio. The exemption is not deducted from any annual development allotments. This applicant proposes to convert the existing cabin into commercial space with no increase in FAR. Galena Street, Aspen 81611 Dear Mr. Sendon, My wife and I purchased the lot at 701 Main Street, which has on it a historic cabin. We intend to make the cabin into a gallery with two artist's studios. We have received approval from HPC and plan to begin work renovating the cabin in June. Please grant approval for a change-in-use of the existing historic cabin from residential to commercial.
