Since then the project was granted an extension of the preliminary approval it recieved from the HPC. GENERAL APPLICATION REQUIREMENTS A. A letter of consent by applicant is attached as Exhibit 'A'. B. The street address & legal description of the proposed project is: 332 W. Main St. Lot K & West l/2 of Lot L, Block 44 Aspen, Colorado , c. Disclosure of ownership is attached as Exhibit 'B'. D. A vicinity map locating the subject parcel is attached as Exhibit 'C'. E. Description of Proposal The 'Showcase Victorian' located at 332 W. Main, Aspen, Colorado was builtin l888. A partial demdlition occurred around 1965 and some additions were made. The house was converted to office in 1979 to accommodate KSPN and has continued to' be used as office ever since. It is our proposal to remove that portion of the structure which was added in the 60's to make way for the proposed addition. The demolition allows for a new addition more compatible with the historical structure, creating more usable office space while minimizing the impact on the community. The proposed development consists of the demolition of approximately l650 sq. ft. of office, apartment & storage area. A new addition of approximately l650 sq. ft. will replace the existing 1 bedroom freemarket apartment with a larger 1 bedroom freemarket apartment. The amount of-net leasable office space on above grade levels remains approximately the same as what is now existing with an additional 500 sq. ft. net leasable resulting from the addition of a full basement. The proposed development, which adheres to all zoning setbacks, results in less site coverage which allows the addition of 3 parking spaces to an existing 2 for a total of 5 parking spaces. J I r ...... "~ ~" The FAR of the proposed development is less than that of the existing structure (refer to Exhibit' D- l' & Exhibit 'E-l"). The fact that net l~asable area increases but FAR remains the same entitles us to apply for GMQS exemption of a historical landmark by Planning Director. This proposal may also require a change of use recorded but since the building was established as an office in 1979 and continues to be used as such, we hope this can be accomplished as easily as possible.
