Enclosed are two copies of the proposed Condominium Plat
of the Silver City Townhome Condominiums for you and the City
Engineering Department to review. Please let us know as soon
as possible if there are any revisions or corrections which
need to be made to the original mylar. Otherwise, the mylar
will be provided to you for execution by the appropriate City
officials.
Also enclosed is the Applicant's executed Statement of
Exception for approval by Fred, and execution and recordation
by the City. Will you please forward it to the appropriate
offices? Thank you for your cooperation.

RE: SITE DRAINAGE AT SILVER CITY TOWNHOMES , 727 E. HOPKINS
Dear Sir:
The Silver City Townhomes sit on a 90 'x100 ' site on the SW corner
of the Original and Hopkins Street intersection.
Historically, the site contained two small , one-story frame
dwellings with sheet drainage and no on-site drainage retention
devices .
The new duplex dwelling on the site, designed by our firm,
contains several improvements to the historic drainage patterns
of the site:
1) All roofs drain to an internal roof drain system.
2) All decks drain to internal roof drains .
3) The paved driveway inclines to a drainage
collection trough.
4) A 4" foundation drainage pipe system surrounds the
foundation.
5) The above four systems terminate in two 5 '
diameter dry wells, one located at the NW corner
and one at the NE corner of the property.
Therefore, it is clear that the new site drainage is superior in
detail and in total to the historic site drainage which
previously existed on the property.

WHEREAS, MELDOR PARTNERSHIP, a Colorado general

districts encompassing its property.
3. The Silver city Townhome condominiums are restricted to six
(6) month minimum leases, with no more than two (2) shorter tenancies
per year.
