RE: Compound Subdivision Exemption

Attached please find application for subdivision exemption for Lots
E, F and G, Block 16, Townsite of Aspen. This item is scheduled to come before
the Aspen Planning and Zoning Commission on Tuesday, November 6, 1979. Therefore,

Pursuant to section 20-19 of Chapter 20 of the
Municipal Code of the City of Aspen, Joseph Scott Edmondson,
Patty Edmondson, Richard Hansen, and Michael Flynn hereby
apply for an exemption from the definition of the term
"Subdivision" with respect to the real property described
as
Lot E, F 12 G, Block 16
City and Townsite of Aspen
County of Pitkin, Colorado
The applicants desire is that the parcel of property
be divided into three separate parcels according to the
original lot lines and that each lot will be owed in fee
simple.
The applicants submit that the exemption in
this case would be appropriate.
The application involves the subdivision of a
parcel of land which consists of three (3) lots in the
original townsite of Aspen.
These three (3) lots were the property of Mrs.
Margerite Schied, who had owned the three (3) lots for many
years. Each lot has a structure (house) built on it, and
the structures are within the original lot lines.
The purchasers of the property, are all employees
of the Aspen School District, Hansen being the principal
and Scott Edmondson and Flynn teachers at the Aspen
r.1iddle School. Their desire was to be able to buy property
in the Aspen area in order to be able to remain here.

The availability of the property was within their
financial range if they purchased the property as Tenants in
Common. Their wish is to divide this property and in that
way each would have title to their own individual lot.
The exemption does not in any way increase the
land use impact of that property since the structures are
already on the land. The applicants submit that such an
exemption in the instant case would not conflict with the
intent and purpose of the Subdivision regulations which
are directed to assist, among other things orderly, efficient
and integrated development of the City of Aspen.
The density would not effect the prevailing
desired population density on this property as the structures
are presently in existence and people have been living there.
For these reasons
the division of Lot E, F &
