Monarch with the City Zoning Officer, Sarah Oates, I am writing to confirm that the alcove already counts as floor area. Per the City Land Use Code, any portion of a building enclosed on three or more sides is counts towards the allowable floor area regardless of its use. Therefore, any improvements, such as adding a door and converting the alcove to livable space, would not impact the allowable floor area for the Caribou Condominiums. Any such conversion will require the approval from the homeowners' association, an amendment to the condominium plat, and the necessary building permits. The wording must be carried forward exactly as written unless prior consent is received from the Engineering Department. This is to halt complaints related to approvals tied to "issuance of building permit." (2) If there are any encroachments into the public right-of-way, the encroachment must either be removed or be subject to current encroachment license requirements. 1. The Engineering Department has previously examined the proposed plat. We requested that the note explaining the changes to the original plat be more specific.
