I have reviewed the above referenced application, and I have the following comments:
1. Missing plat content requirements are as follows:
a. The zone district must be indicated.
b. Vicinity map - The vicinity map on the submitted plat is too large in scale and does not
show the condominium "as it relates to the rest of the city and the street system in the area of
the proposed subdivision."
c. Index of sheets
d. Add the word "Subdivision" to the legal description of the lot and the words "City of
Aspen" beneath the title. In the owner's certificate add the parenthetical "(Townhomes)"
after "THE MAROON GREENS."
e. Identify North Willow Court and Pfister Drive as private access and utility easements and
indicate their widths.
f. If a title policy more recent than the December 7, 1994 policy has been performed, it must
be referenced in the surveyor's certificate in order to ensure that the most current information
on easements has been shown.

g. Designate "all areas that constitute natural hazard areas including but not limited to
snowslides, avalanche, mudslide, rockslide and the one -hundred -year floodplain" or indicate
by note that no such areas affect the site. Indicate appropriate information sources.
h. Drainage improvements such as drywells, inlets, culverts, storm sewer pipes, visible
utility features such as manholes and pedestals, and utility meters must be shown.
i. Indicate basis of bearings.

You will please find enclosed herewith three (3) copies of the Plat for The Maroon Greens
(Townhomes) which I would ask be circulated to the City of Aspen Engineering Department and
Planning Director for their review. Also enclosed is a check in the amount of $560.00 in payment
for the application fee.
