HomeMy WebLinkAboutminutes.hpc.20000405ASPEN HISTORIC PRESERVATION COMMISSION MINUTES OF April 5, 2000 Chairperson Suzannah Reid called the special meeting to order at 5~00 p.m. Members in attendance were Lisa Markalunas, Heidi Friedland, Mary Hirsch, Jefkey Halferty, Gilbert Sanchez, Rally Dupps, Susan Dodington, and Christie Kienast. Melanie Roschko was excused. 240 LAKE AVENUE - GREENBERG RESIDENCE Amy relayed that there is a trellis over the entry of the house that is deteriorating and a post that is not original and the determination needs made whether the post should be removed or not. Charles Cunniffe, architect and Jeff Lester presented. Charles requested to replace the comer post. Bauhaus aesthetics always did posts that were at the outside edge or at comers and the original post was at the comer. They are asking for approval to have the post at the comer and they already have a post at the comer of the garage. The original cantilever was 2 x 8 and even then it was sagging. To do it now we would have to replace the outer wall with steel. Suzannah said when we originally reviewed this the board felt that it was important that the trellis should be cantilevered and since that time it has been determined that is a difficult structural change that would have to be made. Suzannah felt it important that the post not take away the effect of the cantilever, which is what happens when you put it on the comer. It no longer has anything to do with the cantilever. She suggested a compromise to put the post part way along the cantilever to support it but still maintain the idea of the original cantilever. Charles said he does not feel that is consistent with the Bauhaus architecture or represents a condition that was historic. Suzannah relayed that the comer post was not an original element of the design of the building and that was specifically mentioned in the letter that it was cantilevered with no posts. Maintaining the idea of the cantilever is the best solution and worthwhile detail as opposed to dismissing the entire idea of a cantilever. ASPEN HISTORIC PRESERVATION COMMISSION MINUTES OF April 5, 2000 Charles said the owner strongly £elt that it should be a comer post. Comments: Jeffrey recommended cantilever. The column should be closer to the wall and give it a 1/3 to 2/3 ratio. Rally echoed Jeffrey's comments. Mary indicated that if the architects on the board can reach a consensus she will go along with their decision. Susan relayed that she will support the architects' decisions. Christie said the building should look like it did originally. She also agreed that the post looks better back further to give you the illusion of being cantilevered. Lisa felt that the cantilever should be reinstalled but short of that she could support the comer post. Heidi felt that the post placed on the comer visually looks better. Amy said the plans indicated that the existing materials were going to stay and now they are not. Lisa did not vote: MOTION: deffi'ey moved to approve to support the cantilever trust detail but if to onerous and expensive support a post that is located within a proximity of the wall to be determined to give the illusion of a cantilever so that the trellis still has its' same intent. Motion second by Mary. AMENDED MOTION: The post to be away from the wall to the edge of the cantilever trellis perhaps a one third/two third relationship in the total span for a location of the post or taking the post in from the corner at a dimension to be determined on both the east and south. A drawing will be submitted with the exact location by Charles Cunniffe. Amy informed the board that the monitors and staff will work on the final location of the post. Monitoring Issues No Problem Joe All members agreed that the post should be moved to align it with the frame of the door. Monitoring Issue Luke Short House Amy said on the addition they have used a metal siding in some places and they want to re-roof the house with dark metal shingles. Asphalt is on the house. All members were against the dark metal shingles. PRESERVATION AWARDS - DISCUSSION HISTORIC PRESERVATION DESIGN GUIDELINES Changes to the guideline were presented to staff. Amy will supply the board with verbiage regarding the open space section for the April 26th meeting. MOTION: Christie moved to continue the public hearing on the guidelines until April 26, 2000; second by Susan. Yes vote: Lisa, Christie, Susan, Rally, Gilbert, Suzannah, Mary It was recommended that worksessions occur regarding the Main Street District and commercial open space in the core area.
