Applicant's
Request:
The applicant is requesting approval of a subdivision exception
in order to accomplish a lot split pursuant to Section 24~11.2(d)
of the Code.
Planning Office
Review:
Section 24~11.2(d) of the Code allows a lot split as an exception
from GMP procedures. A lot split is allowed provided:
1) The tract of land which is being divided has a pre~existing
dwe 11 i ng, and
2) No more than two lots are created.
The Planning Office review shows that there is an existing single
family residence on the tract of land being divided which will
be located on a 13,500 square foot parcel after the lot split occurs.
The newly created lot will be 6,000 square feet and can only be
developed with a single-family residence. Both new lots are within
the minimum lot size requirements of the R~6 zone district.

After reviewing the application the Engineering Department had the
following comments:
"The plat as submitted would appear to be sufficient for subdivision
purposes. The only further requirement for this applicant should be
that both resulting lots be required to join a sidewalk improvement
district in the event one is formed."

Recommendation:
The Planning Office and Planning and Zoning Commi.ssion recommend
that City Council approve the Strandberg Lot Split subject to
the fo 11 owi ng:
1) The subdivision plat be approved by the Engineeri.ng Department.
2) The applicant be required to join a sidewalk improvement dis~
trict for the two resulting lots, in the event one is formed.

JOllN J. STlUiNDBli:RG and JANI!: T. STRANDBERG (hereinafter known as "Covenantors")
for themselves, their heirs, successors and assigns, in consideration of the
granting, by the City of Aspen, Pitkin County, Colorado, of a Subdivision
Exception in order to accomplish a lot aplit with respect to the following
described real property, hereby covenant with said City of Aspen to restrict
said property, and hereby do restrict said property, as follows:
1. Covenantors state that they are the owners, as joint tenants, of the
following described property situate in the County of .t'itkin, State of
Colorado, to wit:
All of Lots A, B, C, D and the West one half of Lot E (Lot OU of the
S'l'IWIDBli:RG Lot Split) and the li:ast one half of Lot E, all of Lot 1', end the

We hereby apply for a Growth Management Plan exception under Section
24-ll.2(dl of' the Aspen ~unicipal Code through the process of subdivision
exception UDder Section 20-19 so that we may lli8ke a lot split of' the
above described property by the separation of' the East sixty teet (East i

Planner Alice Davis has attached an application submitted by John and Jane
Strandberg requesting a lot split of property owned and described in the
attachment, said lot split producing two parcels, one of 13,500 square feet
and the other of 6,000 square feet.
Please review the material and return any comments to Ms. Davis by Monday,
September 13th at the latest, as the item is scheduled to go before the
City Planning and Zoning Commission on Tuesday, September 21st..
