Referral Comments: No comments were received from the City Attorney's Office. The Engineering Department reviewed the application, made a site inspection and has the following comments: 1. Expedited approval of the plat amendment requires Council approval, not P&Z approval (the approval certificate on the plat must be changed). 2. The plat refers to the potential expansion of the condominium to include "Parcel 2." The space in Parcel 2 is not sufficiently mapped by this plat and its inclusion into the condo would again require replatting. 3. Prior to final submission of mylars for recorda- tion, the following items should be included: a. Surveyor's signature and seal. b. Owner's signature. c. Include a scale and north arrow. d. Indicate the new service meter locations on the south side. e. Show the easement adjacent to the alley shown on the prior platting. f. It would appear that the stairway on the right side of the west elevation may require modifications. Planning Review: Office The plat amendments being made are in response to changes made in the building construction after a condominium plat had been filed. Subsequent to the filing of the plat, the following omissions were enumerated: 1. The configuration of Unit 305 was shown incorrectly. 2. Stairs accessing Units 305 and 306 were shown which do not exist. 3. No provision was made for possible interior access between Unit 203 and the property shown as Parcel 2, which was intended to be provided. ~-=~ ,.",r Memo: Park Place Plat Correction Page Two August 22, 1983 Other than these changes, the previously recorded condominium map is valid. The two sheets titled "First Supplement to the Condominium Map for Park Place Condominium" lists the changes enumerated above in the Owner's Certifi- cate section and two notes describing these changes are shown. The specific language of these additions is as follows: (For the access between Unit 203 and Parcel 2) "Note 1. So long as the structural integrity shall be maintained, this partition may, with the approval of the Board of Directors of Park Place Condominium Association be altered and/or removed so as to permit interior access or connection between Unit 103 and 203, and Parcel 2." (For the correct status of Unit 305): "Note 2. Unit 305 is intended for use in connection with the use of either Unit 203 or 306 or both. In the event it shall ever be proposed for separate use not in connection with either of those units, it shall be a condition of such use that adequate pro- vision shall be made for outside access thereto through either or both of those units." The applicant has been notified of the Engineering Department's memo and will make the required plat changes. They also understand that if Parcel 2 is ever included in the Park Place Condominiums, that a re-condominiumization and replatting will occur. Planning Office Recommendation: The Planning Office recommends approval of subdivision exception for the purpose of plat corrections with the following condition: 1. Galena Aspen, Colorado 81611 Re: Application for correction of Park place Condominium Plat pursuant to Section 20-21 (b) of the Municipal Code of the City of Aspen Dear Collette: As I discussed with you on the telephone on July 25th, I am enclosing herewith four copies of the First Supplement to the Condominium Map for Park Place (a condominium). The owners and surveyors certificates set forth what is being changed and the reason that the changes are being requested. For comparison I have enclosed a copy of the Condominium Map appearing in Plat Book 13 at Page 75 of the records of Pitkin County, Colorado. The changes in nowise modify what exists in place on the property today or what existed in place at the time the Certificate of Occupancy for the premises was issued in 1982. If after a review of the plat you should have any questions, please feel free to contact me.
