Re: Chisholm/Newkam Lot Line Adjustment Plat- Community Development
Department Comments
Please make the following changes to the draft lot line adjustment plat:
1. The owners must obtain an encroachment license from the City Engineering
Department for the fences that are located in the public right-of-way. The
reception numbers of the encroachment licenses should be referenced on the plat.
2. Plat note #3 should be amended to read as follows:
"The lot line adjustment shown hereon shall in no way increase or decrease the
development rights, allowable floor area ratios, or permitted density of the real
properties shown hereon. All development rights, allowable floor area ratio, and
permitted density of the real property shall remain with the real properties as
though no exchange of land had been preformed.
3. Include vicinity map.
4. Include in the Surveyor's Certificate that the error of closure is better than
1:10,000.
5. Label the area being transferred between parcels. The area of land that is being
transferred from Newkam to Chisholm should equal the area of land being
transferred from Chisholm to Newkam.
6. Label properties as "Newkam" and "Chisholm". (i.e. On the plan, under the
words ' Two Story House' add the text 'Newkam Property". Please do the same
for the Chisholm property.
7. Install property corners at all new property corners. Please show the survey
monuments on the plat.
8. Please obtain all of the applicable signatures with the exception of the Community
Development Engineer, Community Development Director, and the Pitkin County
Clerk and Recorder prior to submitting two mylar copies of the plat to the
Community Development Department for review and recordation.

NOTES
1. THE BASIS OF BEARINGS FOR THE BUETTNER 1994 SURVEY WAS THE RECORD BEARINGS
OF NORTH 75'09'11" WEST AS FOUND BETWEEN THE TRI-CO PROPERTY MONUMENTS AT
THE NORTHWESTERLY CORNERS OF LOTS "A" AND "C", BLOCK 59, ORIGINAL ASPEN
TOWNSITE. THE 1995 LINES IN SPACE BASIS OF BEARINGS WAS NORTH 14'50'49"
EAST ON THE WEST PROPERTY LINE OF LOT "P", BLOCK 52, ORIGINAL ASPEN
TOWNSITE.
2. THE PURPOSE OF THIS "CHISHOLM/NEWKAM LOT LINE ADJUSTMENT" IS TO CORRECT THE
OWNERS REAL PROPERTY DESCRIPTIONS TO REFLECT A LONG TIME LAND USE.
3. THE LOT LINE ADJUSTMENT SHOWN HEREON SHALL IN NO WAY INCREASE OR DECREASE
