Al Blomquist seconded. All in favor. The motion is carried. Jack Johnson , Planning Office, stated the applicant is request- ing conceptual PUD approval for its grocery store use located south of Cooper Street between Original and Spring streets. Specifically, the request for PUD approval involves a reduction of the parking requirements and waivers to the open space requirements in the NC zone district, necessary for the expansion of an additional twelve feet of building space into the existing parking space. The Planning Offece does not see over whelming benefits occuring to the City or the general public in the approval of the PUD application. In the judgment of the Planning and Zoning, should a hardship exist with this particular property to the effect that variations to the parking and open space requirements of the Code are warranted, the following conditions should be placed upon the approval of the application: -Engineering requirements as per memo dated February 3, 1981. Following discussion by the Planning and Zoning Lee Pardee moved to approve Conceptual PUD with the requirement that there be 5 additional parking spaces for a total of 38 parking spaces.
