Health Other: 0 0 MEMORANDUM TO: Leslie Lamont, City Planning Director FROM: Mary Lackner, Planner RE: Chanel GMQS Exemption DATE: April 13, 1994 REQUEST: The applicant, Chanel Boutique, is seeking a GMQS Exemption for a retail store interior remodel and floor area expansion in the Ajax Mountain Building at 520 E. Durant. DISCUSSION: Section 24-8-104 (A) (1) (d) of the Aspen Municipal Code allows the Planning Director to approve the expansion of an existing commercial use in a building. The applicant will be increasing the floor area of the retail space by 167 square feet and decreasing the net leasable area by 30 square feet. The increase in floor area is being created by filling in a portion of an existing second floor open area with both net leasable and exempt square footage uses. To accomplish the decrease in net leasable floor area, the applicant has substantially increased the size of the corridor and circulation area on the first level, which leads from the sales floor through the employee area and to the rear door. Due to the decrease in net leasable square footage, the applicant is not required to provide for parking or employee mitigation. However, the increase in square footage is subject to the payment of park dedication fees. It is our understanding this space will contain a mechanical room to service the space and a cash/wrap room. In no way does this increase or alter the exterior elevations of the building, it is entirely existing interior space. This letter shall serve as our approval as owners of the property, for Chanel to apply for this GMQS exemption. We also authorize Brand + Allen Architects to submit all necessary applications in our behalf and deal with the City of Aspen regarding issues concerning this exemption.
