Gentlemen:
During your review under Ordinance 19 or when you are
developing the new zoning code, we the below listed
people, all property owners in the Snowbunny area,
would like you to consider eliminating duplexes as a
land use by right for this area. In short, this would
allow only the construction of a single detached family
dwelling per 15,000 subdivided lot.
The reasons for this are:
1. Almost all units including one side of the exist~ng
duplexes are owner-occupied, therefore diminishing
the rental character of the area.
2. Some of the existing duplexes have been condominium-
ized into separate ownership and are not rented at
all signifying an addition trend away from rental
housing in the area.
3.
Duplex and rental housing increases the concentra-
tion of automobile traffic on the residential street~
as well as parking requirements.

4. The area is owned and used heavily by families with
children and the additional mixing of rental housing
represents possible conflicting tenent situations.
5. There are 6 lots remaining out of 34; if these were
all developed as duplexes this would consititue a
30% increase in number of units for the area whereas
if only single family units were developed then there
would only be a 15% increase in units.
