Study Session Aspen Planning & Zoning May 21, 1968 Meeting was called to order at 5:15 p.m. with the following members present: Chairman Tharp Mayor "Barnard Absent: Councilman Benninghoff Franc is Whit aker George Heneghan Joel Hartmeister Yvan Tache Also Present: Administrator Leon Wurl Planner, Jerry Brown Edgar Stanton, County Planning and Zoning member West Aspen Company Zoning Admin. Wurl explained the Cities concern on annexation is the areas which can be served by the City with City services, mainly water. Mayor Barnard pointed out a persons reason for zoning of an annexed area would be to get the highest density availabe. Mr. Cummings of West Aspen Company, explained he is not looking for the highest density, only requesting the density to fit the needs of the project Reason for annexing is you get better protection from City zoning and the City services which are offered. Discussed at great length piece zoning add annexation in relation to annexing and zoning the entire property owned by West Aspen Company. Mr. Stanton pointed out the golf course land is requesting R-6 zoning fromthe County. Jerry Brown reported he had talked to the State and they are requ~r~ng 200' minimum right of way. When the highway is widened the State will be taking 50' from each side, plus room will be needed for access or frontage road to the area. Jerry Brown gave the following proposal for set backs on the highway: Single dwelling or duplex - 100' Lodge, motel, hotel - 150' with? Open Use Recreation - 75' or/depanding upon the use 0' Business Use - 200' Access or frontage road can be put in the set back area. Agreed to have Jerry Brown and Mr. Cummings come back to the Commission with a proposal on the zoning for the entire area owned by West Aspen Company.
