Regular Meeting Aspen Planning & Zoning May 12, 1967 Meeting was called to order at 4:35 p.m. with the following members present: Chairman Tom Benton Mayor Robert Barnard Councilman Wm. McEachern Sam Lum Francis Whitaker George Heneghan Also present Building Inspec~or Roger Mahnke and Jerry Brown, Planner. Mayor Barnard made a motion to ratify all action taken at the April 12th and April 26th meetings. Seconded by Francis Whitaker. All in favor, motion carried. BUILDING REVIEW Peppermint Tree - Proposed Addition Commission reviewed Plans. Plot plan not submitted. Commission instructed Building Inspector Mahnke to have her submit a plot plan. E. K. Blackledge - Block 98 Commission reviewed plans. to direct Mr. Blackledge to ordinance. - Lots P and 1/2 of 0 - Remodeling Kitchen. Commission directed Building Ins~ector Mahnke show the one parking space as required by the Pines Lodge - New Siding Plans were reviewed by the Commission. No height shown, no parking shown and only one set of plans submitted. Plan to be reviewed at the at the next regular meeting after Plan Check Committee Report. C. W. Menicmer Plans had previously been reviewed by the Commission and rejected due to height not shown on plans. Plans showed the height of 19' 6". Caroline Fairless - Addition of Carport Carport would provide the parking space needed as required. Francis Whitaker made a motion to approve the plans for Caroline Fairless and C. W. Menicmer. Seconded by George Heneghan. All in favor, motion carried. TITLE XI - PROPOSED CHANGES C-lA District Discussed - Jerry Brown stated he felt gas stations would be more likely to build out of town between Aspen and Snowmass. Commission discussed by rezoning this area, this would open the door to all gas stations not just Texaco and Sinclair who would be affected by re-routing of Highway 82. Gas Stations are required to obtain a variance from the Board of Adjustment. Commission agreed not to push the rezoning and wait till the problem arises. Discussed confusion by calling ppartments lodges and motels to get around the 600 sq.ft. required and parking spaces required by the ordinance. Discussed lowering the sq.ft. to 450 sq.ft. Building Inspector Mahnke stated he felt there was not that much of a problem as a person can go as low as 90 sq. ft. for a lodge unit under the Uniform Building Code. Commission instructed Jerry Brown to come up with a recommendation and the Commission to study plans as they come through the next 30 days as they relate to this. SERVICE YARDS - FENCING Building Inspector Mahnke stated he would have a set of specifications ready for the next meeting for the Commissions consideration. Discussed sending a letter to those in violation with a time limit for correction, also present ordinance being too restrictive. Mahnke to bring recommendation to the Commission at the next meeting. OFF-STREET PARKING Discussed financing, interest of the people and locations. Tom Benton to draft a recommendation to the Council, obtain approval from the Commission members before Monday May 15th Council meeting.
