Aspen Planning & Zoning
May 31,,1967
Meeting was called to order by Chairman Tom Benton at 5:00 p.m. with the
following present:
Chairman Tom Benton
Francis Whitaker
Mayor Robert Barnard
Councilman William McEachern
Sam Lum (unexcused)
George Heneghan (unexcused)
Patio and Row Houses in R-6 RPC zone - Jerry Brown gave his definition
of a patio and row house development. He pointed out that these houses have
at least 2 common walls, and with set backs being conformed to would leave
considerable green area. He also admitted that there was a need for low
cost housing in Aspen.
Mrs. Fasching felt that financing agencies would not go for the patio and
row houses as well as forindividual dwelling units and that the public
(potential buyers) would be more interested in small low priced housing.
Her proposed project would only have 8 single family units on an area
which could have as high as 16 units on a 25,000 square foot parcel
under the present regulations.
Mr. Whitaker noted that in order to have salable sites it would not only
be necessary to have a development plan but that the land would have to be
subdivided in this case because she would actually be selling parcels and
not an interest in a common area.
Considerable discussion followed: All planning and zoning members agreed
that they would be unwilling to grant a permit for the single family
dwellings in this area on small lots.
C-lA proposal to accomodate service stations and like businesses.
Jerry Brown read his proposed ordinance and showed on a map the area
covered by his proposal which would take in property now zoned C-l lots
along Main Street to Original on both sides of the street. Also noted that
service stations would require 90 foot lot frontage.
Mr. Gramiger stated that all stations who had inquired about property were
looking for 120 feet of frontage.
After considerable discussion Mr. Benton, Chairman, asked that the proposal
be read in City Council meeting Monday, June 5, 1967.
Administrator Wurl then read a letter from the Rio Grande Railroad Company
relating to zoning along with the North Annexation. They requested the
D & RGW right-of-way be commercial zoned at the time of annexation without
a delay.
Ideas on a portable type mall were discussed. Mayor Barnard felt that as
did Councilman McEachern that the City could not do this because of the
feeling of the businessmen along these streets and the expense which would
be paid for by taxpayers money.

Chairman Benton asked what was being done about the landscaping at Wallen
Lodge No. 2 known as Chateau Aspen, which was doing away with the parking
spaces.
Mr. Mahnke said that until noon today he was not aware of any landscaping
only of gravel being hauled in perhaps to surface their parking areas.
However, he saw them planting trees etc. this p.m. and would stop the
operation in the morning.
Motion made by Whitaker, seconded by Mayor Barnard to adjourn at 6:30
p.m. All in favor, meeting adjourned.
