July 19, 1966 Planning and Zoning Commission member present: Francis Whitaker No Quorum Mr. Anthony Berumen, Mrs. Mary Johnston, Attorney and Mr. Leslie Gross Attorney presented a plat of the described property. Sunny park streets are graveled. Sunny Park North is only graded. All streets are 60 feet wide. Sites No.2, 3 and 4 have improvements on them. Sites No.1, 2, 3, and 6 are sold. No.4 is owned by Mr. Berumen. Sunny Park North, No. 1 is sold but undeveloped. Property is located in an old mining site with steep&opes beyond to the north, west and east. There is no logical connection to streets except to the south. The only feasible access is from Park Avenue. To the west is the trailer court, to the east is the Huebinger Apartments. Mr. Gross repre- sents that single family dwellings on large tracts are not feasible, and requests moderate to high density zoning, also he feels that any development would be an improvement. Request was made that Sunny Park be zoned R-6 and Sunny Park North be zoned Tourist or T-l. Quoted from Master plan page 13 or "High Density" Residential. They presented a petition of every owner and resident in the subdivision. Everett Bancker, owner of part of the Molly Gibson Claim, feels that the best use of the property would be R-6, that R-15 will delay improvement. Mr. Berumen proposes a cluster development for Sunny Park North if zoned Tourist or T-l. Discussion followed on T-l Zone. Mr. Gross suggests that the Commission view the subject property.
